Extension next to retaining wall

Just looking for opinions on yet another iteration of an extension design - this one doesn’t involve moving my existing retaining wall so will save quite a bit of money - only thing is there is only 1.2m from extension wall/door to retaining wall/garden stairs. Wondering if it’ll feel too claustrophobic?

Also it’s not quite the design I want in terms of living/kitchen/dining space and wondered whether any better ideas?

I’ve taken away proposed small utility and made bigger bathroom/en-suite. The living space where proposed bedroom was.

maybe you could position new wide steps to go centrally in front of the dining room doors?

1-1.3m from memory as it kinda slopes up. Yes I did wonder about new steps which might make it look less boxed in

It makes me cross that people think they have a right to make some quite negative comments on this post. Masmccar76 put these photos on because she thought people would like to see a genuinely lovely transformation of her garden. Instead there have been some downright nasty comments. Neighbours extension wall

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

I see what you mean, It's a good idea in theory, however, practically, I don't think it's going to work, and you will end up ruining the nicest room in the house. There are no walls that remain unbroken by doors or windows, so where are you going to put units and unbroken worktop space. They can't go on the left as there are three doors. There's a door on the right, which although you could put a unit and a bit of worktop back right, it wouldn't be very big, and the biggest run of wall goes straight down to the glass doors, so you probably can't and wouldn't want to go straight up to them. You could move the door into the hallway from the front end to the bottom end by the patio doors and this would give you a better run of wall. If you put an island in the middle, 5' into the room to give yourself room to walk in and gain more worktop, it'll only leave you with around 6' at the other end for a dining space. However, i'd still advise getting a kitchen planner onboard before you start, as i'm not convinced the room is big enough to achieve what you want with the available wall space, and it stands a good chance of spoiling a very nice and elegant entrance to a house. The other big problem is the plumbing, there isn't any currently in that room, so you'll need to dig up the floor for drainage and almost definately that of either the utility or one of the bathrooms! I vote for keeping the house exactly as it is!

A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.

We put some portland stone steps in our garden and they do look good. it was ten years ago so I can’t remember how much but it must have been fairly reasonable as we needed 14…..we only bought the steps and not the ‘uprights’ so that saved a bit
