Advice on Extension Costs

Hello everyone,

Our renovation project has taken a few steps forward over the past week. We now have the measured survey back from the architect and a structural engineer has been round to inspect the footings of the current rear extension. There are no definitive plans of what we are doing at this stage, it’s a case of exploring ideas and where money would be bet spent.

One idea is to extend on top of the current extension. The roof of this extension needs to be replaced anyway so it may be more cost effective in the long run.

The measurements are 6m x 3.5m (approx) so we are looking at 21m2. After reading several articles online I’m under the impression a timber frame is £1800 per sq meter exc. finish. So we are looking at £38k, let’s call it £40k for arguments sake.

Can anyone one give me any indication as to whether I’m on the right path in terms of cost? Based in Mansfield.

I would say that figure may be a tad overpriced? I would expect something between £1400-£1600. Have you asked for a few quotes??

No, not yet. We were waiting until we had a defined plan of action. It will be a phased approach as our initial pot of gold will only stretch so far until we have to knock on the bank’s door.

The whole property needs some tlc; rewire, new boiler/heating system, ground floor levelling (extension is up a step), insulation, floor plan reworked, kitchen, bathroom, the whole shebang

Layout dilemma/ possible kitchen extension or remodel

Hi, advice gratefully received. Love our new house, but the ground floor layout is not great. Long narrow kitchen facing east, garden is big so scope to extend. As it stands you come in from the hall into the lounge to get to the kitchen. I would like to have some separation so that the lounge can be closed when desired. Perhaps some double doors? I was thinking to use a chunk of the lounge and knock through into the kitchen which would also allow more light. Lounge is lovely and light, kitchen is dark after lunch. Ideal solution would be a side extension, but drains and pipes in the way so worried about the cost.. Would only require about a metre wide along the actual kitchen which I would then face towards the garden and create a sitting area. Any ideas welcome P.S. Conservatory is a junk room at the moment, facing a fence on the right hand side. The garage is used as a utility.

Can I make a quick repair to kitchen extension

My first story kitchen extension looks like it's separating from the main house. There is a 2 inch crack in the concrete all the way round. Is there anything that I can do to fix this. There are many factors in the cost of a job. How much does the builder want it? what car have you parked on the drive for the builder to measure your wallet by? . How much can the builder underprice to obtain the work and then twist your arm later on in the project when you have no choice but to pay whatever he asks for the unpriced electrics.

A first floor extension usually requires joining into the existing roof which is a significant part of the work. In your case it looks fussy as the ground floor extends outward on either side so there are odd junctions to deal with. If you don’t follow the ground floor profile, some added structure will be required to hold up the side walls and there will be additional small side roofs to add at ground floor.

In addition, you seem to have a loft conversion already. Will there be a new t shaped roof to link the two together or will you add a flat roof. If you add a T shaped roof, how does that effect that velux roof window. The flat roof will be cheaper but not look as good. It seems like a bit of a head scratching job and that price seems about right with money added on to deal with these bits and pieces.
