Maximising space on a small house footprint - ideas welcome!

Hello,

We are currently trying to draw up designs for the downstairs of our small house and are going round and round on how best to utilise the space we have. The conservatory on the plan has been removed as it was in such a bad state and we plan on building an extension a little wider (to the full width of the house and 3 meters deep.

In this space we are trying to fit a comfortable (if small!) kitchen, dining area and living room. We really would like to keep the kitchen where it is so that we don't have to reroute pipes etc and also we are an end of terrace property and so the cooker hood currently goes through the wall and straight outside.

Primarily we want to open the kitchen up a bit as it is very cramped!

If any one has any ideas it would be amazing to get some fresh eyes on this :)

I would say the biggest problem is the location of the stairs. Is the access from lounge to kitchen currently open as shown or is there actually a door there? I wonder how opening up the kitchen to the lounge further would affect fire regs? Personally, I would think that having the kitchen in the extension might be a better option. Pipework could be laid during the build & presumably the cooker hood could still be ducted out if you’re an end terrace.

Are you building two storey or considering for the future- if so moving the stairs will make upstairs easier.

However moving the stairs now might be a great idea because they make the current lounge a hallway and as a result feel smaller.

find 3 fabulous fabrics that work together. have a valance made that will be mounted at the ceiling. it will be just tall enough to cover the top of the transom and 6" deeper than the window seat. use fabric A on that. fabric B will be the drapery panels hanging on each side. so if your window seat is 18' your panels will come out 24" from the wall. fabric C will skirt the window seat. hiding additinal seating stools or ottomans. or just use the area with bakets for books and toys. have a reading light installed hidden by the valance. this look all depends on fabric and style. it could be lavish with luxe silks and deep fringes. or sleek and modern or very traditional or... an additional way to gain versatile seating and storage would be 4 ottoman storage cubes on castors. they're a coffee table when together and 4 seats when pulled apart. again, these can be in any style. congratulations on your new home.

Since you are reconfiguring the footprint of these spaces, I suggest you get a local pro to help you develop a floor plan that accomodates your requirements and budget. As far as cabintery and finshes, etc, there are unlimited options - so any suggestions would be a shot in the dark without knowing more about budget and what style you are looking for.

The trim in your rooms is outstanding. To "tie the rooms together", the one thing I would do is install chair rail the same color as the existing trim. The horizontal lines of chair rail will move the eye around the room and into the next room creating a flow. Chair rail is relatively inexpensive, easy to install and would be wonderful compliment to your existing beautiful trim.

A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.
