Kitchen design dilemma

We are currently looking at the design of our kitchen and dining area, the kitchen is 6.2 meters wideand 8.3 in length, celings are not vaulted. Our issue is the kitchen too wide,

units aren't going to link up because of doors? I'm considering a low wall as a divide as I would like some separation between the kitchen and dining area or asking builder if he would take in some blocks in kitchen but leave the dining at 6.2m wide, I would have liked the L design kitchen but it wasn't an option with the layout. Any advise greatly recieved.

With your last image -I’d suggest you widen the central walkway walkway 2m clear there - it will help it feel less oppressive maybe put in a bench seat into the boot room side too - to break things up a bit … steal the extra 1m from the kitchen side .

I think you have 2 choices 1) change paint colour 2) get drapes that have cream, white and black in them something like these I like the print one because it uses what you have but introduces another color to use for accessories etc.

Rear south facing extension design dilemma

We are adding a rear single story extension to our semi detached 3 bed house, the rear of the house is south facing so lots of natural light, our current design is for a pitched roof with Velux in the roof and triangular windows on the back wall. Has anyone encountered blinding shafts of light through these upper windows? At the moment we notice in autumn / winter / early spring when the sun is lower we have to put the blinds down at the back of the house. The blinds for triangular windows I find ugly and dust magnets, but our architect thinks I am mad to remove them from the plans Many thanks for all advice

island design dilemma

Currently designing island unit for open-plan kitchen in terrace house. My query is should I opt for (a) sink in island. Have two kids so concerned about it being a messy focal point (b) hob- as House is terrace with no direct access to external wall extractor fan could be an issue or (c) no sink or hob and just using island for prep and eating. Concern with this is will the 3 meters of space behind enough to accommodate sink and hob. Also not sure I want to be facing wall when cooking and washing dishes. All views welcome and any other thoughts on design?

Kitchen/Living room colour dilemma

I've a large open plan pitch roof kitchen that leads into a standard size living room. I've painted my living room F&B Pigeon and railings on the skirting board to match the railings on the island in the kitchen. I had planned to paint the kitchen pigeon but I'm now doubting my decision. Any suggestions on alternative colours to complement the pigeon or should I just go bold?

Because you need a clear route between the islands to get to the tall cabinets where you have ovens and a fridge.

Hello Kkty,

Has the architect drawn these plans up in 3D for you? My clients find it helpful to see what they will be looking at when they walk in the room - this gives you a much better idea of scale.

I would imagine from what I can see that the walkways are about 1.2m each and the island is 2.6m roughly - this is all fine for the size of the space. I think if you turn it towards the window it makes the room feel very long - not balancing the already long space. It will also leave big walkways between the island and the side runs which will feel uncomfortable.

Maybe it is worth asking if they can or have done it in 3D to help you visualise it. We do 3 options in 3D with our layout package - all with walk-around videos. Starting with an in-depth briefing session means that the space is actually then customised to you and how you use it as well as to the size of the space - ensuring the spaces are the correct size for what you need.

Don’t waste your time resubmitting your planning application until you have a cohesive plan that you love. I preferred your first plan - my only concern about it was that the two sideways wings caused some issues with insulation, cost, the roof and possible rooms above.

Consider posting the whole plan for comment

I agree with Jonathan that your first plan was better - or his two island suggestion. That big corner of windows is worth not having an L or U shaped kitchen - which btw have a lot of wasted space in the corners. You have a huge room and I think you should try out a few other options with island/s in the middle. I don't mind having ovens isolated from the kitchen triangle, but you do need fridge, sink and cooktop all in the same zone (i.e. not have an island separating them). So I think your idea of having an island turned the other way would work. You might want to bring one of the kitchen side walls forward to create a large walk-in pantry area, rather than a full wall of tall cabinets.

Also….. couple of extra questions:
is this a remote plot? I ask because the corner windows might have privacy concerns if you are close to neighbours.

And we’re will the driveway and/or garage be? I ask because if people park near your back door they may never walk around the living room wing to use the grand main entrance.

I have a similar kitchen and it is wonderful, the best room in the house, even. It always comes down to personal opinion, though, and my honest opinion is that your new plans are awful. I would not want to trade what I have for that incongruous juxtaposition you are calling an improvement 😧 it looks like an extension gone wrong.

Alternatively on the original design you could have an L shape protruding from one of the side walls , but you would need to remove units from the opposite wall , which will allow you to have a longer island since you will have more clearance towards the empty wall. Then you can have a tall bank if units by the separate living room wall with a hidden door into that living room.

An alternative 250 square meter house plan. Perhaps having your kitchen/ dining/ tv space arranged like this would avoid worries of the kitchen being a high traffic area.

I did think less external wall space would mean lower heating bills too.

That’s a much better flow. I like the boot room position and kitchen layout. Consider a double door into the kitchen to add to the grandeur

I - too - agree with Jonathan the first plan works the best - the room flows and this is the result that you would need - stick to this plan - then get a kitchen designer to help you with the layout
