Loft conversion potential?

Hi, we are in the process of buying a 3 bed semi. We are hoping when in to convert the garage into a playroom and utility space and then convert the loft to create a master bedroom and en-suite (plus a small study if possible but not sure if there will be space for that). We can see that other houses in the street have converted the loft based on rear dormers/velux windows that we can see, so assume from that it is possible. However, reading more info on it online, I have come across the building regulation need for a protected escape route (usually separate hallway). This house has an inner hallway which then leads into lounge. I’m concerned this may be an issue in being able to convert the loft? I’ve tried to get some builders in to quote but they’ve all said they won’t go in until we’ve exchanged. We’re going to need the 4th bedroom within the next few years so if we can’t convert the loft then we need to pull out. Can anyone shed any light on this? Floorplan attached
