Here's what I've found after living in and visiting many tract homes- LR-13x18 FR-12x16 (and that they not be in the middle of the traffic flow pattern aka many tract homes post ww2 till about the late 50's) Kitchen (no eating area) 9x11 DR/Nook or other eating area 10x10 Entry-at least 3'6" wide 4' better Bedrooms (good design would at least provide 2 good bed walls aka no doors or windows in it) MBR-12x13 w/ at least 10 linear feet of closets All other bedrooms-10x10 with at least 5 linear ft of closets all closets 2' deep, Baths-5x8 but 5x9 better if fixtures lined up on one wall and tub/shower at end 7x8 and 8x8 with the tub/shower fully accessible if it's 5 ft long 6x8 if it's a 3' shower (fixtures lined up on 2 opposite walls). If you look and many floor plans the best ones will have all of this. Note that square footage does not have to be a lot-ciculation/flow between rooms helps this.

Hi We are converting our attic and need to add a window to the fable end of the house to satisfy for regs. Am struggling to pick one that suits. Any suggestions? The one in the sketch looks odd to me, but space is a bit tight.

Most definitely a first world problem but trying to decide can I justify the outlay of a warming drawer when I’m installing a full size steam oven and a full size pyrolytic oven (both neff slide and hide). First concern is that the ovens have to be stacked due to kitchen design so I wonder would warming drawer look silly and secondly I wonder do I need one at all with 2 full size ovens that I think have plate warming and keep warm functions (one definitely does). If any of you have warming drawers with 2 full size ovens I’d be grateful for your thoughts.

I have a snug area off my kitchen/dining space for the Tv & seating. i am looking for the right sofa, looking at corner units to suit this space yet give us comfortable seating for 4. the width of the area is 2.9m & my length is open but less than 2.4m as it will impact on my dining area. Think the best option is longer sofa side to the right, against the glass & shorter side across the tv. I need to be able to access the seating & want to keep the height low & preferably not a sofa that goes to the floor so that it has the appearance of making the room spacious. another option is to fill the space for a sofa so you maximise the seating but I still need to access the sofa. Any advice please on what type to use modular, corner etc and type & size
