This 1946 early mid-century modern home is situated on a beach block lot in the Bird Rock neighborhood of La Jolla. It was built by William Kesling, a notable builder of modernist houses in San Diego. At 1,146 square feet, the home is quite modest by today’s standards but typical of the time. Floor to ceiling casework located between the kitchen and living space provides ample storage, an appliance garage, and a cleverly concealed laundry area while eliminating the need for upper cabinets on the exterior walls. A generous range and hood anchors the existing east facing wall providing a focal point for the kitchen. The geometric natural stone backsplash reflects the light from the south and west facing windows walls. In a nod to the original tile counters, a porcelain slab by Lapitec was chosen for the counters. Terrazzo tiles were installed on the floors. The prep island features a walnut butcher block top and stainless steel frame. Lighting includes a Nelson saucer pendant over the island and bi-directional wire hung task lighting by cooper lighting. THOMAS DEVELOPMENT Del Cerro Knolls completely remodeled in 2014 by the award-winning firm. The entire house was remodeled with wide plank European oak floors throughout, modern walnut kitchen cabinetry, waterfall quartz countertops and new appliances. Kristin Lam Interiors: Rift cut white oak gives a more contemporary feel - veneer on a solid wood substrate. [Slab doors would warp if solid wood.] NO MDF, maple plywood. This stain is custom warm gray/brown, but try the Minwax product called New Gray / Classic Gray; it has to be used on white oak to achieve this color. White countertop and stainless steel handles [I typically use handles that are 1/2 the width of the cabinet]. The drawers are 12" high, 24" deep and 36" wide. The outlets are under the upper cabinets. Deep drawers for pots and pans. Drawers in a kitchen are much more user friendly than doors. No more getting on your knees to find what you are looking for. No wasted space using pull out shelves. Cell phone charging drawer. Pantry cabinets are fitted with pullout shelves behind all doors that are below eye level. 54" round peninsula is used for as a table. The look is clean and contemporary. Entertain and be entertained while preparing a meal. Shelves on the back of the island for cookbooks. This was in San Diego, though, so we don't have a humidity/rain problem....what size lumber was used for top rail, under top rail and bottom rail - It's just a 2 x 6 PT cap and a 2 x 4 underneath to "catch" the top of each piece of rebar."

Polished Concrete-- Concrete polishing is done by using concrete polishing pads that are progressively finer in abrasion and can take a dull concrete surface and add a shine - simply by passing over it with finer and finer pads. Done either wet or dry, concrete polishing is one of the most durable and low maintenance floor options available today. Even though the concrete’s surface is shiny, it does not have a surface coating that can be damaged or peel off. Polished concrete can be densified and hardened so that the surface is made to be even harder than the concrete below. With modern dyes and stains, experienced concrete polishing experts can add color and patterns to polished concrete taking it to an entirely new level.
PRO -Five Horizons Development Here is a copy of the email I received- #1 ) They acid etched the entire surface twice with muriatic acid. He said there are several kinds of acids that can be used, but this is the stronger of them. #2) They then clean the entire surface to bring back the PH balance with ammonia (then used a shop vac to suck that up which he recommended over mops which can leave fuzz/residue behind). I can attest to that, as our concrete finisher used a mop on our main level and left a mess. #3) The next step is staining the entire floor. They used Kemiko stone tone stain in black (tortoise shell brown black) here's the link: http://www.kemiko.com/index.php/kemiko-stone-tone-stain.html #4) They then used ammonia again to clean up the residual stain. #5) They finished with a two-part polyurethane coating (from Arizona Polymer Flooring) He said they applied the APF 250 first and then the 100 was rolled on as the final finish (it's available in satin or gloss) and he said that specific residence was done with the gloss finish. And there you have it - a step-by-step guide to how they completed that floor.
