way to do fireplace / tv / storage

Dining room

Q

Example of keeping sitting room in hall, then kitchen.

Q

Photo

Partial walls and trimmed post to define spaces.

Q

View, my suggestion is to close off dining room for a bit more intimacy, but this give you an idea of what totally open would look like.

storage

Q

Storage in sitting room.

Q

Photo

There is so much to not like about this pic but it shows the storage potential for the seating room wall w/ a tv and w/ a fireplace. The storage could go up higher on the rt to balance the girth of the tv. These cabinets have an especially high base which lessens their volume.

Q

Photo

Here is where you were with the first drawing that you posted, kitchen on rt entering from hall.

Q

Photo

Nice kitchen layout w/ utility door into kitchen.

Q

Photo

This would be the view from the steel beam at utility room. Wall of glass on left, seating, you could do a gas direct vent fireplace and tv..the storage here is critical. Behind the cupboards you could have deep pull out shelves or just deep pull out drawers, like one would have in the kitchen. There is where you could keep the legos/games/puzzles/school supplies. Also a throw or two. The balance here would be to get the tv at the proper viewing angle, possibly a long narrow fireplace (modern will find pic) with tv above.

Q

Photo

This is the perspective that others suggested on houzz thread, would be the view from inside the dining room into the kitchen if you moved the kitchen on the same wall, lots of potential here, keeping windows and fireplace on rt wall of dining room, defining space will pillars, on left of dining room across hall is utility room. Kitchen would be open to seating area on left across from island.

Q

Photo

Dining room view as you pass in hall, keeping windows, reinstating fireplace if budget allows (though I think fireplace would be best in new seating area maybe not so closed off but defined across from wide opening utility door or better a bank of cabinets.

Q

Photo

Imagine utility room door where some of the fridge space is, see how counter wraps around space, space would look out to seating area, sliding doors would continue past wall on rt into seating area.

Q

Photo

So this is a rough idea regarding utility room, you don't have enough wall space to do all of this but if door opened into kitchen v/ dining room this would be a possible look, your fridge would probably fit on this wall and function well.

Q

Photo

Looking out from utility room wall.

Q

Photo

view here from utility room door walking into space, far wall has the counter w/ door idea that i mentioned in previous picture, plenty to view seated from island, fridge should be to left of range or on utility room wall by door, do think island is a bit to far from range...door out could be anywhere on wall, then sink/counter, then wall (focal point for when you enter room from hall then expanse glass on left.

Q

Photo

Visualize Utility room to left wall of range, with pocket door to utility room opening into kitchen - like the window over the sink - wall to right of range could have more counter w/ windows and a glass top door out, or sliding doors. This room would face sitting area w/ tv

Q

Photo

This is a possible set up, wall on left has utility room behind it, sink view looks out glass to terrace. In your case far facing wall would be tied in to last bank of cabinets, adding more counter w/ uppers and lowers.
