this one's pretty close to checking all the boxes; utilitarian (a good thing here); allows for top loader washer (I prefer a top loader to a front loader); doesn't need a door to close off the area; also has an area to sort & fold laundry, although I could use a little more flat space than shown here; maybe a little more open storage under the counter for pet towels/beds/etc; that's enough storage for laundry supplies; it also has an area to hang things up/let things air dry

that big utility sink; I need something big and at a good height to wash the cats' litter boxes, which tend to the larger size; I don't think this one's big enough; I need room to move the litter boxes around and spray them to rinse them
