I think the layout is more important than the square footage. It's important for homeowners to know how they will use their home. I've been to many awkward events at McMansions where most of the 10,000 square feet are in the various 10 bedrooms and 12 bathrooms! I have a 2300 square foot 2 bedroom with a 30 foot great room, an enclosed patio off the great room and a 20 foot dining room. There's great circulation from these three areas into the kitchen. I have had sit down dinners for 50 and there was great flow!
