Hear ye, hear ye. A scant 60 years ago families of five or six lived in 1000 square feet with one bathroom...and were content. While living in a small home presents its challenges, it also fosters consideration of others, cooperation, and closer familial ties. IMO we, as a culture, have way too many "things", which are used to fill the lack of true relationships. Buying a lower priced, smaller home, helps to lessen the chance of divorce due to money & time stresses. "You will be glad looking back not to work for a mortgage." SO true.

We found it extremely important to drive by the homes we were considering at different times of day and also after rainfall (when possible). One house turned out to be located along a busy rush hour short cut, one street that seemed nice during the daytime became virtually impassable when people returned from work and parked bumper to bumper the length of the street, and one home had an unnoticeable low dip in the street right in front of the driveway where a large pool of water collected after a brief shower. Had we not driven by our choices several times we might have ended up very unhappy and in a home we couldn't wait to get out of.

Never count on how long you will be there. We bought our house thinking we’d be in it 5 yrs. max, that was 16 yrs ago. Love our house and neighborhood and we ended up investing in making this house perfect for us.

Yes, a buyers agent if available in your area. Buy in the best location you can afford, an ugly home in a great neighborhood is far better than a beautiful house in a less desirable area. Never buy more than you KNOW you can afford! My husband likes to say never let others spend your money for you.
