A simple wood valance, either painted or stained, to hide the shade as Patricia suggests would work. No need to try and match fabrics. There are lots of vendors on Etsy selling them.
The very first thing I suggested was to remove the hutch Because the space between the window and door looks small as it is. Ideally you want about 20 inches minimum to pull the curtain with a rod to the left side like in the image I haphazardly drew.
What is the measurement between that door and the window to the left of the hutch?
39 inches was too large and 30 inches seems still too large, but it depends on how much space is there.
If you absolutely need the hutch or a similar hutch for organization, you might be better off putting a rod above the door and just having the curtains sit inside the door frame. It will be a little annoying to move the curtain while exiting but it won't be that much of an issue. Unless you find a slim hutch to store your items.
Just curious - what is the warranty you are referencing? Are the doors brand new? What manufacturer?
As SF suggested above, calling the manufacturer might be a good idea.
Mirrors on the walls are not going to make or break a sale. The two steps down into the living room could break a sale.
Add some grids.
I like the off white with the trim. I can say the brick color is not great and I would paint it the same off white as the stucco above. That includes the brick of the garage.
For garage door go with the color of the trim.
The front door looks original. Did you paint over the wood? If so, stripping and staining it a wood tone would add to the original style of the house.
I said paint the brick, but lately I have been reading about staining and not painting because brick is so porous. Staining would be easier, I would think.
Staining brick is generally better than painting because it penetrates the brick, allowing it to breathe and preventing issues like peeling and chipping. In contrast, paint creates a layer on top that can trap moisture and deteriorate more quickly.
