Santa Monica Spanish

Original Spanish house was remodeled over the years in stages. Add-ons included two bedrooms and a master bath, plus a pergola-covered patio, and a 1-bedroom, 1 bath guesthouse made from conversion of the original garage and attached office. The dining room was created by expanding into front patio space, and removing walls between the breakfast room, and old butler's pantry. Half-bath was removed to make space for laundry room off the kitchen

The current owners decided to add a wall around the front yard, and improve the driveway, starting some hedges growing at the same time. In a year or so the house will have more privacy while retaining its innate curb appeal.

The new driveway is straighter, making for easier tandem parking, and recapturing more space for the front yard -- a big improvement.

Just a few Talevera tiles were embedded in the new wall, and on the stair treads, recalling the pattern used in the back patio, and adding a decorative element.
