If you are looking for a design build company to improve your home, I highly recommend Schulte. Schulte did a complete re-design of our kitchen, bathroom and living space in our 1911 build Phinney Ridge home. We had a very strange layout in our kitchen and Schulte transformed it into a beautiful and functional space. As other reviewers have said, the team at Schulte (Todd, Joe, Yohan and Michael) really is fantastic. They are extremely respectful, trustworthy, and honorable people. Todd really has assembled an impressive team and we are so grateful for them. We lived in our house throughout the remodel, and they cleaned up the space every day and tried to make it as easy as possible for us to still live here through the project. We appreciated that the team worked within our budget as we scoped the project. They provided different alternatives as we tried to narrow down exactly what we wanted to do. Their experience with old homes was incredibly valuable and they gave us great insight and suggestions throughout the process, but we never felt pushed to do things a specific way. The design process was smooth. I was very particular and had a vision for the design, and the designer did a great job working with me to make my vision come to life. Throughout construction, they were easy to communicate with and addressed any questions or concerns we had quickly. The job stayed on budget and on schedule. We will definitely be working with Schulte again for our future remodel needs.

We had an extraordinary experience working with Todd and the entire team at Schulte Design Build to complete an extensive exterior and partial interior renovation of our Pacific Northwest craftsman home in 2018. Key project elements included: a new outdoor pavilion with a hot tub and connected deck, koi pond and an entertainment room remodel that included a wet bar, bathroom, and new custom Murphy bed cabinetry. The Schulte team also recommended and seamlessly managed efforts with a partner architect, color consultant and landscape firm to deliver this large-scale project on time and on budget. This was an unbelievable feat as we were under an immense deadline with a wedding reception planned at our home. Todd and team treated that wedding date like it was their own and moved mountains to give us the home (and reception backdrop) of our dreams. I worked with Todd and Schulte Design Build on three separate projects at the same house over the past 7 or so years. For budget, we needed to divide up all the remodeling projects we wanted to do on the house into three phases. Todd and his team worked with us to figure out how to best do this and we recently completed the third phase. The projects included a full kitchen remodel, exterior work, and the entire second floor, including adding a dormer and bathroom. The third project was the most expansive, where at least a quarter of the roof was off the home at one point! The entire team has always been very professional, friendly, top-notch in problem solving, and highly skilled. I've always been impressed by their attention to detail. For example, for my remodel, it was very important to me to try to match the remodeling to the 1920s character of the home, which included details like the moldings and floor finishes. Schulte Design Build totally gets it, and we were able to work together on multiple projects to get a great end result. I can't say enough good things - I always chose Schulte to work on my three projects, and if I had any more, I'd select them again. I recommend Schulte Design Build without hesitation.

We hired Schulte on two separate occasions — first for a modern exterior facelift a few years ago, and just recently for a major interior remodel including rebuilding failing floors and installing new flooring, designing and building a new modern kitchen, and completely remodeling our guest bathroom, including building in a no-lip shower to accommodate aging in place. If you want a contractor who will show up everyday, keep you informed, attend to your every request as soon as possible, execute your vision on time and within budget, give you honest opinions and good advice, and much more, then hire this firm. By the end, Joe (our project manager) and his crew were part of the family. They even walked our geriatric dog when he needed to go outside. What more can be said?

Schulte Design Build fully remodeled our kitchen/family room in the spring of 2016. We had a wonderful experience working with them throughout the project from design to completion. The entire team was highly responsive and enjoyable to work with, especially the lead carpenter Johan who became a part of our family during the project. Schulte's crew did a major overhaul of our kitchen (as well as plumbing and framing in the laundry room and other electrical work). The result is our dream kitchen, even better than we imagined it! It has completely transformed how we feel about our house. Schulte's team is top-notch. They are professional and personable, they care about the details, they ask questions and listen to you, and they have the skills and good judgment to do a beautiful job. Their subs were great, too. The lead carpenter on our project, Jim, was the cream of the crop. He cared about every detail and consistently went above and beyond to make sure everything was perfect.

We worked with Schulte Design Build to put a second story on our 100 year old house and are thrilled with the results. The team has depth of knowledge when it comes to dealing with the inevitable 'surprises' of old homes and was professional from beginning to end. We hired Shulte to remodel our kitchen, and expand it into the space that was previously used as a mud room. The job included knocking out a wall, raising the floor of the former mudroom, building custom cabinets, installing new hardwood and moving doors/windows. The bottom line: 1) their work was of the highest quality, 2) they finished under budget and ahead of schedule, and 3) they were highly responsive to our requests and change orders. We worked with Todd (contractor), Steve (carpenter) and Stephanie (project coordinator). We enjoyed working with each of them and highly recommend them to our friends. We will also be using them in the future for phase II of our project (adding a level).

Schulte Construction did a major remodel on our house (new kitchen, dining room, entry, master bath, powder room, master bedroom, living room, decks, new windows, floors throughout, flipped the stairway etc.) this past year and at the end of the project our house was exactly like we had hoped it would be. We hired Todd to do a moderate size remodel of our 1906 craftsman home. The project included a roof extension which added a large front porch, new garage, a full upstairs bath and laundry room as well as some cosmetic changes throughout including flooring, electrical, paint and drywall. Todd's crew and his subs were all professional, kind and conscientious, especially given that we broke ground a month before our second baby was born. We found Todd to be approachable and easy to work with. He was understanding of our budget and willing to work with us on any issue that arose throughout the project. This was our first major remodel and we were nervous about having people come and go all the time. His employees were so kind, they even became pals with our 3 year old son. I would recommend Todd without hesitation.

Todd Schulte and his construction company did a fabulous and timely remodel of our penthouse condo in downtown Seattle. We had the floors replaced with hardwood, refinished the entry tile floor, replaced and installed several lighting fixtures, replaced the island countertops & backsplash, had custom cabinets fabricated and repainted the entire unit. We live part time out of the state; having someone we could trust to come into our home while we were away and complete the project on time & on budget was key...and Schulte delivered! My husband and I hired Todd to remodel a bathroom in our home. It is a weird space due to the height of dormer and Todd and his crew were able to add some ceiling height to make the bathroom feel normal. He made some suggestions on how to bring in more light and we were very pleased with the final product. Throughout the whole process, Todd and his crew were very professional and kind. Schulte Construction did a fabulous remodel of the master bath in my mid-century Seattle home. It's now gorgeous and every detail was meticulously handled. Employees and subcontractors were super friendly (and loved my pets), tidy and prompt. A few minor issues that I needed them to follow up on after the project was done (e.g., missing grout on one corner of a tub) were handled quickly and easily.

I have engaged Schulte Construction for two significant remodels of my home in the last 5 years (small expansion of footprint for a walk-in closet, 2 complete bathroom renovations and 2 complete kitchen renovations (second kitchen on downstairs level). The crew is skilled, professional, courteous, creative (sometimes even anticipating slight tweaks to the design before I realize I need them) and prompt. In addition to creating a stunning result, they were considerate of our needs as we were 'underfoot' during the work, ensuring our cat was safe, the jobsite was as clean as possible, and no adjacent areas were compromised. I would hire them again in a New York minute, and highly recommend them to others!

We were very pleased with the work done on our house by Schulte Construction and would absolutely recommend them to others as well as hire them again for future projects. Overall I would describe the work and our interactions with Schulte Construction as professional, thorough, honest, quick, experienced, high-quality and knowledgable. We needed our house resided (one side) and quickly due to a leak in our south-facing window and degradation of siding over time. We hired them to replace our cedar siding and put in some flashing near the windows to stop the leaking. Todd was great at talking us through the steps and getting us a quote and timeline. After the guys took down the siding they found that the sheathing underneath (I am not knowledgable in construction so I hope my terms are correct, but please don't fault me or the crew for any inaccuracies) was in very bad shape. We had had carpenter ants that had worked on/eaten some of the area, as well as more water damage than expected. So they needed to do additional work (re-sheathing) and Todd quickly gave us a new estimate within hours. The crew held to this final estimate and timeline. The work looks amazing! It is clear that the team has great knowledge of the process and what needs to be done and they could easily see the weak points of our structure. They are also highly experienced. They were very thorough and replaced end siding pieces on all corners of our house (not something we initially asked for but something we clearly needed) as well as a few other areas where the siding was degrading rapidly. We really appreciated their ability to see what needed to be done. All of our interactions with Schulte Construction, from Todd himself, to his office staff (Tracy and Vicki) and crew (Ben and Garrett) were highly professional and respectful. I hired Todd to help me renovate part of my detached garage. I have a room off the garage that I wanted to turn into an office, and I also needed to replace all of the Hardie panels that make up the garage exterior, as well as add steps to the garage, and create metal flashing above the garage doors and windows that matched the design on the house. Todd and his team were simply awesome to work with from day one to the end of the project. My Queen Anne house is modern and it was really important for me that the project stick to the original design of the house, inside and out. Todd took time to meet with me and make sure that the project was exactly as I expected. He and his team communicated well with me as the project progressed, kept the work site really clean, and were on time with everything. During the course of the project I even had a new and unforeseen problem develop where I needed to install under the counter refrigerators in my house, which could only be done by carefully lifting a heavy concrete counter top. Todd and his team did this without complaint and I really appreciated the extra effort. With my project done I am so impressed with the outcome and quality of the work. Everything looks really great. I cannot say enough good about Todd and his whole team. I recommend them without any hesitation and will definitely use them again on work I have planned for the future.

Schulte Construction remodeled our small 1924 home by building a shed dormer which added a full bath upstairs and converted two rooms under the eaves into two full bedrooms, along with a TV/sitting room. He remodeled the downstairs by switching the direction of the stairs which allowed for expanded kitchen space. He also replaced our shingle roof with a metal roof and worked with the heating contractor to add a ground source heat pump system. The result is beautiful, showing great attention to detail. Todd was easy to work with. He listened to our ideas and understood what was important to us. When we thought we could do a task, or use a material, in a way which would be better for the environment, he researched the alternatives and found a solution. Todd quickly spotted problems that were going to require a design solution and worked well with our architect. He was creative in dealing with some of the challenges of our old house. For example, when we wanted to avoid a conventional range hood because it would have been a visual obstruction in our low ceiling kitchen, he created an alternative that has a vent barely raised from the wall. It was this type of consistent attention to our priorities that made working with Todd rewarding. His tradesmen did excellent work and they appear to enjoy working with Todd. He is responsive, focused on customer satisfaction and always working on making his systems more efficient. Todd was cheerful and had a good sense of humor that got us through some unanticipated problems presented by our old house. We highly recommend Todd and would use him again.

Todd designed and constructed a beautiful deck for our 60's modern home. The quality of his work and care for the customers needs is excellent.

Todd and his team remodeled our bathroom. We have an older home, so we had some issues to deal with (old wiring, piping from a bathroom above, etc.) Todd did a great job of listening to what I wanted done. In addition, he had several good suggestions. One was how to hide the plumbing from the bathroom above (that was too expensive to move.) The estimate given was fairly accurate. There were some additional expenses, but they were discussed and agreed upon beforehand. One was at our request, for additional work in the upstairs bathroom. Another was related to poor plumbing from a prior home owner. I would definitely hire him again.

Todd and his crew did a number of things to make our house more livable. They replaced all the interior doors, and created doorways between several rooms to add more privacy. By installing exterior glass doors between the rooms, they provided better sound proofing while keeping an open feel. But the most incredible part of the job was the banister, stairway and oak treads. It was very detailed work and we couldn't have asked for a more beautiful outcome.

Todd and crew are the best! Detail focused and respectful. Highly professional and design sensitive. We have a modern home with very clean and precise details. Our roof deck door failed and we hired Todd to replace it. When complete it closed like a Mercedes door. Beautiful. Better than the original and Todd made it better by showing me options for finishes that I, as an architectural designer, didn't even know about. The best!

Todd did an extensive interior remodel - replacing two sets of stairs and reconfiguring the house around them. I was very satisfied with the work.

I used Schulte Construction for a moderate bathroom remodel including a tiled shower stall. The project was on time and budget. During the planning phase Todd was very involved and offered many helpful suggestions and options.

Schulte Construction did a major repair/remodel project for our home. It involved removing a second floor deck and building a new deck with supports, without disturbing an existing deck and hot tub below. We found Todd and his team very professional, very experienced in engineering issues, and very thorough in their explanation of what they were doing throughout the project. The project was completed on time and on budget. We will certainly consider Todd and Schulte Construction for projects in the future.

Initial project was to build a "tower" attached to the back of our garage to house an elevator to carry us from our beach front lot to the street above. Involved modifying a patio to make way for the entrance to the elevator and construct and exit into the garage above. Tower had to meet exact specifications to house both the elevator and the necessary equipment and machinery. Further complicated by finding and repairing dry rot in the garage and matching siding originating in 1917 when house was built as well as "redoing" garage entry from double to single door, installing appropriate support beams. Also had to manage water from springs that run beneath the garden and rockery leading down to our home. Job price includes these repairs and very expensive materials purchased at our option. Also the cost of the elevator, equipment and machinery. Schulte comes to work on schedule and calls ahead if detained or late. Does high quality work with a fair and professional billing system. Cleans up the job site at the end of each day so we didn't feel like we were alway living on a construction site. Worked well with both the archtect and my wife and me. Unlike other jobs with other providers there never was any friction. Their goal was to meet our requirements and make us happy. In doing so they often showed a great deal of patience with our slow decision making process. I recommend Schulte Construction without exception. I would hire them again. Ted Kibble

THE PROJECT CAME OUT WONDERFUL AND HE ALSO BUILT THE STAIRS AND RAILING THAT COMES OFF THE KITCHEN INTO THE BACK GARDEN AS WELL AS A WONDERFUL RAILING OFF THE TOP DECK AND NEW BACK GARDEN GATE. HE REPLACED ALL OF OUR OLD WINDOWS THROUGHOUT THE HOUSE(1902). TODD WAS ORGANIZED AND WAS EASY TO WORK WITH AS WELL AS HIS CREW. I WOULD REFER HIM FOR NEW WORK FOR THE FUTURE. I have known and worked with Todd Schulte and his general contracting company for over a decade. Todd and his crew have built several remodel/addition projects that I designed & permitted in the Seattle metro area, from basement remodels to house lifts and complete 2nd Story additions. From a designers perspective, Todd was always able to take a bare bones permit set of drawings and fill in many of the architectural and construction details that weren't drawn. This brings value to the table for the owner/client as they don't have to pay an architect to draw every detail. I hired Todd Schulte and his team to do extensive work on a new home that I had purchased to get it handicap ready for my Mom who was moving in within a matter of months. They re-did the entire bathroom, built in a stair-lift and made many other additions and adjustments to the bedroom to get it ready for her arrival. In addition, Todd built built-in cabinets for my living room that are stunningly beautiful. I could not be more pleased. The team was on time, delivered beyond my expectations and well within budget. Todd and crew worked to add a second floor and stairwell/tower addition to our 1946 "warbox" West Seattle house. We lived in the house while the work was going on and Todd worked with us extensively to reduce the conflict of having construction in a home one is trying to live in. The quality of the workmanship was excellent and Todd (and his entire crew) worked to make the best use of materials in what was an escalating resource market at the time we build the addition (early 2003). Todd purchased items he knew would escalate in cost early to keep the inflation affects out of our hair. End product was an addition that - nearly 9 years later - we're still very much enamored of and still receive tons of compliments from individuals and families walking by.

I have worked as a plumbing contractor with Schulte Construction for over ten years and I have found Todd to be very knowledgeable and professional. He also does a good job with design and his projects always end up looking great. His carpenter Garrett is a pleasure to work with and does a great job keeping the jobsites clean. We hired Schulte Construction to help out with a previous botched fence job, they were able to consult and give a professional estimate within a couple days. He recommended a couple solutions that the first company did not think of and was able to fix our original problem. Schulte Construction built a 1000 square foot 2 car garage with workshop and gym for us in 2003. Todd Schulte is a great person to work with. He showed up on time for appointments, communicated very well, offered solution options when issues came up. He had his crew working on our project 5 days a week every week until it was done. I would recommend his company to anyone who wants a job done right with no nonsense. He was recommended by our architect who said "if he is not too busy he is my number one choice for the job". We followed her advice and are glad we did.

We enjoyed working with Schulte Construction on our bathroom remodel job which consisted of a new tub, shower, countertop and flooring along with associated plumbing and electrical mods. The job was well organized, realistically scheduled and estimated and was completed on target (both time and money). The subcontractors were all courteous and competent and we even felt confident enough to leave the team access to our in-house work site while we left town for a few days. Final clean-up was fast and thorough. A couple of minor follow-up issues were dealt with quickly and satisfactorily. We would be happy to work with them again in the future.

After seeing some of their work at our friend's house, I hired Schulte Construction to replace some siding on the side of our garage. A relatively small job, but one my husband had not been able to finish. Todd was very understanding of our budget restrictions and timeline. Despite our house being out of the way (outside of their typical service area), Todd and his lead carpenter, Garrett, worked all day in the rain to wrap up this project for us since we had family coming over for the holidays. They left the area absolutely clean and our family never knew that any work had been done there. They are fun, knowledgeable guys & I would definitely use them again for future projects.

We engaged Todd to build two decks for us based on a referral from a friend who had worked with Todd. One deck/porch in the front of the house, with broad steps leading up to the front door (covering an old concrete stoop) and the other much larger deck in the back of the house, replacing and expanding a second-floor deck that was old and ineffective, while adding a new stairway down to the yard. Todd was absolutely great to work with, advising on our designs and materials with expertise. He totally "got" our ideas and was eager to make them reality. His craftsmanship on both decks was meticulous, with a keen eye for all the details. He arranged to have the old deck torn out and removed. Budget and schedule were solid. 12 years later (!) both decks are still in great condition, look timeless, and are holding up beautifully.

We contracted with Todd Schulte regarding our upstairs dormer project, which enlarged bedrooms and reconstructed our bathroom. He was responsive and responsible,. We were on a relatively tight budget and Todd was open to thinking through significant issues and allowing us to do some work on our own. We were quite happy with the work done
