If not for the location, we would have chosen another builder. The lot location is ideal for us, and because of that we continued to work with Viking, but I feel the need to write a review of our experience.
Viking's policies around what can and cannot be changed are puzzling at best, and downright frustrating at worst (heaven forbid you pick a lot doomed to have a 'spec' house). We were still 8+ months out, ground was not yet broken, but we were told "no" for most every change we asked about.
Add A/C? "No."
Add wiring for later A/C install then? "No."
Upgrade exterior treatments, add stone, shutters, etc? "You can upgrade to premium shakes."
We don't want the 'optional' wall in the floorplan. "Sorry, we're going to build it anyway, but you can knock it out after you move in." Seriously?
Would definitely like the awning over the back porch. "No."
Can we opt out of the coffered ceiling since it's going to look pretty strange after we knock out the 'optional' wall? "Ha-ha! No. But where would you like your hose bibs installed?"
I really don't care where the hose is, but we changed our mind on the siding color. Since you haven't even rolled a bulldozer over the lot yet, surely you can manage a color change?
"No."
So... would I hire Viking for my next home?
"No."
(edit - they must have heard my keyboard clicking, looks like they did get a dozer onto the lot.)

We are a production builder, not a custom home builder. In order to make sure we are as efficient as possible, we have a "no changes" policy, especially with spec homes. We make this very clear at the beginning of our process so that our buyers are fully aware by the time that they are under contract. We understand your excitement and desire to see the home built as quickly as possible. We're equally as eager to deliver homes to our buyers in a timely manner. Which is why we again, have a no changes policy, as changes tend to create delays.

14I would not recommend this builder to anyone. There are plenty of other new homes being built in the area that have much better customer service. Viking Homes has the worst customer service we have ever experienced. The positive reviews on this website have to be from employees within the business. We closed on our house Jan 2018. During our building process we requested simple changes, such as extending our front patio. The patio that originally came with the house was very small and didn't look right with the house. After we closed we extended our patio to the end of our house and it looks MUCH better (Thanks to Chris, he's an independent contractor, let me know if you want his info!). Well in the area that we put our new patio, typically the landscaping contractor would put a flower bed. Within the Twin Bridges Subdivision you get landscaping around your light in your yard and you get landscaping in front of your windows (where our new patio is now). This landscaping comes with bark. In August before we closed we were told we could do basalt rock instead of bark for $345. We figured that was a fairly reasonable price and opted to do it. Well fast forward to last week (May 2018) the landscaping contractor completed the landscaping around our light and that was it. When we were contacting Viking asking why the contractor didn't just complete the landscaping in front of our patio (whether the flower bed is in front of the house or in front of the new patio it literally makes zero difference and costs an additional zero to the contractor) we were pretty much told "sorry for ya." My husband even went into their office today and was completely disrespected by Danica. I have asked that they either finish the landscaping or refund half of the $345 back to us. If we had known we were only going to get landscaping around our light we wouldn't have paid the extra for the rock. We would have done it ourselves. Please keep in mind, we voiced our extended patio intentions MANY times with Viking during our building process. They were fully aware we were doing this and not once did they tell us "hey, you won't be getting your other flower bed." Telling us that would have literally taken an extra 4 seconds. I've attached two pictures. The Viking photo showing how the flower beds go in front of the windows, and the other is our porch. Why wouldn't they have just put the flower bed in front of the porch!? We paid $345 for the landscaping upgrade around our light and in the front of the house. We didn't get the full service. We feel like we were tricked because it wasn't told to us that if we extended our patio we would lose out on our landscaping. We paid $345 for a $100 addition. They have refused to give us any of our $345 back. We asked for either a partial refund or for them to deliver the rock that WOULD have gone into the flowerbed in the front. We can certainly use the additional rock since we now have to do our own landscaping. Ryan at Viking told me he was "offended" that I used the word "tricked" and that I feel Viking "pocketing our money" for a service they did not come all the way through on. I did not yell, I did not cuss, I was very calm when speaking to him yet he still felt "offended." Give me a break.
DO NOT pay for extra services through Viking. Get your own contractors. Pay them directly. Viking totally rips you off. If it wasn't for the AMAZING people that live in our community we would have pulled the plug during our building process and built elsewhere.

In your discussion, we told you that we would certainly look into this further and see what kind of solution we could come up with for you, as both Ryan and myself felt it necessary to go the extra step to make sure that were in fact taking care of our buyers. Furthermore, the conversations that were had yesterday were never disrespectful, but rather just stating the facts of the information that was gathered at that point in time. We did in fact feel offended by being called names in an aggressive tone; however, we both still felt it absolutely necessary to make sure that we did what we could to correct your obvious frustrations. Upsetting our buyers is never our standard business practice, but rather to always look for solutions whenever possible. I went out this morning prior to coming to the office to review multiple homes in your area (your home included) and assessed the average amount of rock per home. After doing so, I concluded to Ryan that it was my belief to make sure that we sent the landscaping crews back out to add a rock bed to the front of your porch. I've already reached out to the landscaper and you should be receiving a call to schedule this any time now.
While we would have liked to have had an opportunity to make this right for you before a social media discussion, we hope that our solution from this morning will correct your frustrations and meets your satisfaction. We hope you have a wonderful and safe holiday weekend.

We purchased a Viking home in late July of 2016. We really like our home very much as far as the layout, lot size, features and location is concerned. One of the nice parts of working with Viking is that they are somewhat flexible in allowing you to customize your home to your liking. For example we asked that they leave the closet out of the front bedroom because we were gong to use it for a TV room. We had fireplace options as well as color and flooring options. As with any new home there have been some issues but for the most part they have taken care of them. I would be remiss however if I did not point out the one downside that we had. We had an extra patio poured which is twice the size of the one they provided. This winter one end flaked and chipped and continues to do so. I asked Viking to take care of it but they refused. They claim we used salt on it which we didn't. They sent the concrete guy that poured it out to review his own work and of course he said it was not his fault. The interesting part is there are at least 8 driveways in this neighborhood of 25 homes that have done the same thing. My research indicated that the reason that happens is due to using too wet of concrete. Their is supposed to be a 1/4 inch of cream on the top and ours is maybe 1/32 of an inch. I think that Viking should of at the least sent out an independent professional concrete person to check the quality of the work. Instead they back their concrete guy over their customers. Seriously this is concrete that is not even a year old.

Scaling, which is what appears to be taking place, can be caused by a number of variables outside of Viking's control. Some can include ice melts, as you referenced, and are the most common cause especially from cars and roadway de-icer, but even the freezing and thawing weather that the Pacific Northwest experiences can become a factor. Again, we're sorry that you are experience this frustration. There are a number of products to seal your concrete and we highly recommend doing so on a regular basis to help protect your concrete surfaces. Very disappointed. Customers are not something that they are interested in. Houses are built according to THEIR specifications. Despite our willingness to wait for the house to be built with adjustments and pay cash, we were told, "You can always tear it out when we're done." Basically, they stated: You will take what we give you and you'll like it. They were completely inflexible when we requested to change a wall to an extra wide patio door. We walked with our money. So glad that we did, for we found another house in the most beautifully-kept neighborhood. If they did not treat us so horribly, then I would feel obligated to thank them. Also, the home shopping experience with them was strange. They build only ONE open house in a development, which has only the basic cheap finishes, a no upgrade "spec house." When we wanted to see other floor plans, our only choices were 1) look at a sketch, or 2) drive to another city's development to see a second house, which was 30miles away. Evidently, there is no architect on-staff, which is why they will not make changes.

I've owned my Viking home for four years and still love it! The quality and workmanship are great and I highly recommend them. I don't plan to move, but if I did, my first choice would be another Viking home. Thank you Viking!!!
