Beacham ArchitectsExtension and refurbishment of a semi-detached house in Hern Hill.
Extensions are modern using modern materials whilst being respectful to the original house and surrounding fabric.
Views to the treetops beyond draw occupants from the entrance, through the house and down to the double height kitchen at garden level.
From the playroom window seat on the upper level, children (and adults) can climb onto a play-net suspended over the dining table.
The mezzanine library structure hangs from the roof apex with steel structure exposed, a place to relax or work with garden views and light. More on this - the built-in library joinery becomes part of the architecture as a storage wall and transforms into a gorgeous place to work looking out to the trees. There is also a sofa under large skylights to chill and read.
The kitchen and dining space has a Z-shaped double height space running through it with a full height pantry storage wall, large window seat and exposed brickwork running from inside to outside. The windows have slim frames and also stack fully for a fully indoor outdoor feel.
A holistic retrofit of the house provides a full thermal upgrade and passive stack ventilation throughout. The floor area of the house was doubled from 115m2 to 230m2 as part of the full house refurbishment and extension project.
A huge master bathroom is achieved with a freestanding bath, double sink, double shower and fantastic views without being overlooked.
The master bedroom has a walk-in wardrobe room with its own window.
The children's bathroom is fun with under the sea wallpaper as well as a separate shower and eaves bath tub under the skylight making great use of the eaves space.
The loft extension makes maximum use of the eaves to create two double bedrooms, an additional single eaves guest room / study and the eaves family bathroom.

We converted both bathrooms back to a midcentury modern style with an infusion of Japandi elements. Haile Kitchen & Bath LLCThis stunning Gainesville bathroom design is a spa style retreat with a large vanity, freestanding tub, and spacious open shower. The Shiloh Cabinetry vanity with a Windsor door style in a Stonehenge finish on Alder gives the space a warm, luxurious feel, accessorized with Top Knobs honey bronze finish hardware. The large L-shaped vanity space has ample storage including tower cabinets with a make up vanity in the center. Large beveled framed mirrors to match the vanity fit neatly between each tower cabinet and Savoy House light fixtures are a practical addition that also enhances the style of the space. An engineered quartz countertop, plus Kohler Archer sinks and Kohler Purist faucets complete the vanity area. JRP Design & RemodelOur clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition.
The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm.
Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door.
The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Matte black finishes stand out against a stark white backsplash, complement charcoal veins in the marble looking countertop, and is cohesive with the entire look. The matte black shower units really add a dramatic finish to this luxurious large walk-in shower.
