Another update project we did in the same Townhome community in Culver city. This time more towards Modern Farmhouse / Transitional design. Kitchen cabinets were completely refinished with new hardware installed. The black island is a great center piece to the white / gold / brown color scheme. The hallway Guest bathroom was partially updated with new fixtures, vanity, toilet, shower door and floor tile. that's what happens when older style white subway tile came back into fashion. They fit right in with the other updates.

This is the Vanity from our Master Suite Reconfiguration Project in Tribeca. Waterworks 'Henry' Fixtures were used throughout in Burnished Brass, which will age beautifully over time. Our GC developed a custom medicine cabinet with a metal frame to match the fixtures perfectly. Shaker Panels with a stepped detail, metal frames & applied mouldings set up a perfectly proportioned composition. Crown moulding was installed set off from the wall, creating a shadow gap, which is an effective tool in not only creating visual interest, but also eliminating the need for unsightly caulked points of connection, and the likelihood of splitting. The custom vanity was topped with a Neolith Estatuario product that has the look and feel of natural Statuary Stone, but better performance from a hardness and porosity point of view. Kelly Wearstler 'Utopia' Sconces and Shades of Light 'Moravian Star' surface lights were chosen to add a bit of flair to the understated transitional aesthetic of the project.

These homeowners have been living in their house for a few years and wanted to add some life to their space. Their main goal was to create a modern feel for their kitchen and bathroom. They had a wall between the kitchen and living room that made both rooms feel small and confined. We removed the wall creating a lot more space in the house and the bathroom is something the homeowners loved to brag about because of how well it turned out!

This project was a joy to work on, as we married our firm’s modern design aesthetic with the client’s more traditional and rustic taste. We gave new life to all three bathrooms in her home, making better use of the space in the powder bathroom, optimizing the layout for a brother & sister to share a hall bath, and updating the primary bathroom with a large curbless walk-in shower and luxurious clawfoot tub. Though each bathroom has its own personality, we kept the palette cohesive throughout all three.

Here is an architecturally built house from the early 1970's which was brought into the new century during this complete home remodel by opening up the main living space with two small additions off the back of the house creating a seamless exterior wall, dropping the floor to one level throughout, exposing the post an beam supports, creating main level on-suite, den/office space, refurbishing the existing powder room, adding a butlers pantry, creating an over sized kitchen with 17' island, refurbishing the existing bedrooms and creating a new master bedroom floor plan with walk in closet, adding an upstairs bonus room off an existing porch, remodeling the existing guest bathroom, and creating an in-law suite out of the existing workshop and garden tool room.

The layout of the master bathroom was created to be perfectly symmetrical which allowed us to incorporate his and hers areas within the same space. The bathtub crates a focal point seen from the hallway through custom designed louvered double door and the shower seen through the glass towards the back of the bathroom enhances the size of the space. Wet areas of the floor are finished in honed marble tiles and the entire floor was treated with any slip solution to ensure safety of the homeowners. The white marble background give the bathroom a light and feminine backdrop for the contrasting dark millwork adding energy to the space and giving it a complimentary masculine presence. Storage is maximized by incorporating the two tall wood towers on either side of each vanity – it provides ample space needed in the bathroom and it is only 12” deep which allows you to find things easier that in traditional 24” deep cabinetry. Manmade quartz countertops are a functional and smart choice for white counters, especially on the make-up vanity. Vanities are cantilevered over the floor finished in natural white marble with soft organic pattern allow for full appreciation of the beauty of nature. This home has a lot of inside/outside references, and even in this bathroom, the large window located inside the steam shower uses electrochromic glass (“smart” glass) which changes from clear to opaque at the push of a button. It is a simple, convenient, and totally functional solution in a bathroom. The center of this bathroom is a freestanding tub identifying his and hers side and it is set in front of full height clear glass shower enclosure allowing the beauty of stone to continue uninterrupted onto the shower walls.
