Room Tour: An Ingenious Loft Conversion Packs in Several ‘Rooms’
Clever space planning transformed this empty attic into a living room, office, art studio, playroom, guest room and more

In this loft renovation, the designers transformed a very restricted space into a ‘super attic’. “[There’s] an area for children, an office, an art studio and a guest room, and not forgetting two important features: the fireplace and all the storage,” says Felipe Araujo, designer and co-founder of interior design studio Egue y Seta.

One of the owners’ core requests was to make the most of this space. Mezzanines fit right into this mandate, as they offer extra floor area on the same footprint.

Before The architects tell us that this attic was completely unpartitioned and a bit abandoned when they took on the project. “[The owners] wanted to truly live in their home, and their priority was to create a multi-purpose area for each family member,” Felipe says.
After The attic was perfect for a shared space.

The clients wanted to concentrate all the comforts of their new home in a large, double-height, mixed area for entertainment, leisure, games, reading, painting, music, work and guests.
The architects knew it wouldn’t be a simple task, but they enjoyed the project. “Double-height spaces are complicated but fun to design,” Felipe says.
The mezzanines were the most difficult aspects of the ambitious project. “They presented structural issues and posed challenges that had to be overcome, especially the amount of natural light entering through the windows above,” as the mezzanines threatened to get in the way.
Another important problem was making the most of areas where the ceiling is at its lowest, which is a challenge in any attic.
“In response, we used false-back shelving units with pull-out drawers,” Felipe says. These pull out to reveal a space behind. “The less accessible part is used for storing luggage,” Felipe says.
Before The original bathroom was obsolete and dull with dated brown tiles that obscured the space.
After The most outstanding feature of the bathroom is the interplay of textures and colours. The designers say that the idea was to create different zones within the space. The contrast of the dark and light materials highlights the natural light coming in from the skylight.
Before This under-utilised, high-ceilinged space was turned into a guest room.
After The designers have now made the most of its height with a mezzanine sitting area accessed by a simple ladder.
Overall, the renovation has completely transformed the attic and, as Felipe puts it, “has pushed the heart of the house to the very top”.

I love it. So many good ideas. A brilliant use of space. I particularly love the bathroom and all the built in storage. Spanish interiors always interest me. So clean and bright and clutter free.
Finely designed multifunctional living space!!!! It’s a relief to see that not everyone considers the kitchen/dining the heart of one’s home. People with hobbies and interests need libraries, art studios, creative offices and etc. not huge kitchens and tables for 12< persons. Bravo!!!
