When it comes to renovating a small property, good designers will have some tricks up their sleeves to maximise the functionality of the space and make it feel lighter and more open. Here we take a look back at recent Houzz Tours to find some ideas you can use in your own home.
Check your measurements
If the bath is taking over your small bathroom, don’t automatically think you have to do without one altogether. The full-size model that used to be in this room was dominating the space, which might have tempted homeowner and designer Anna Burles of Run For The Hills to ditch the idea of a tub entirely.
Instead, she sourced a 1,200mm design, which could fit in more easily. The original tub ran the full length of the room, but this one has been tucked along the back wall, freeing up space in the rest of the room.

The owners can pull out one of the wood panels to reveal a queen-size bed, secured with small chains. Even the bench that supports the bed is multi-functional, doubling up as a comfortable seat when the bed is stowed away.

The kitchen in this compact apartment is full of useful storage and appliances, and the key to fitting it all in was to incorporate a bank of tall units along one wall.
Eve Turner, design director at neillerner, maximised the capacity of these cabinets by building a return into the entrance hall that extends to the living room. The units have enough space for two ovens, a full-size fridge-freezer and a wine cooler, as well as plenty of extra cupboard space.

The brief for the redesign of this two-bedroom apartment was to transform it from dark and small into a space that felt light and airy.
Jess Lavers of Jess Lavers Design decided to open up the living areas to give the flat a feeling of flow. However, rather than knock down the wall between the living and dining rooms completely, she’s thoughtfully retained a section of it. The division helps to differentiate the two areas, while the open section makes the layout feel much more roomy.
