Design Dilemma Living Rooms Smaller Homes

What do you think of this idea?

We have a small flat and for a long time I have been wanting to do something to make it more open. It would cost too much to pull down the wall between kitchen and living room and I am not sure that would be approved anyway. I therefore came up with the idea in the imagea. I thought it would be an idea to save space, as we currently have same size dining table and chair in the living room. It would also mean that we can cook in the kitchen and talk to people in the living room, or watch TV (not in drawing yet, but is on opposite side of sofa).
Personally I think this will fix a lot of the things that I don't like in this flat, but my partner is worried that others won't like it and it will be harder to tell.
What do you guys think?

I think you'd need to take more of the wall down so that it doesn't look so radical. If you had a walk space between the table and the units in the kitchen so that you could still walk through room to room it would look better.

However, unless you own the Freehold of the building outright, you still need planning permission in a flat. Therefore, you may as well take the whole wall down, because removing 2/3 of it will be virtually no difference in cost to taking out the whole thing. I imagine you may still need a support at ceiling level, unless you are on the top floor with an attic. That will be the thing that costs money. You can cut a doorway in a wall and put a lintel over it, but a gap larger than a doorway needs looking at by a structural engineer, especially in a flat.

Wow, I really like this design and the rest of the house....really has a lovely flow to it and is very bright. My only concern with opening up the original living room to the hallway would be that the existing house is poorly insulated and would leave the front room cold during the winter. I imagine the existing front room as a dynamic room in that the doors to the dining room can be closed, a stove fire turned on and it would be a quiet reading/relaxing zone in the house. Though I must admit...the above example provided is really tempting. thanks Dytecture!

If you want custom cream panelling built from scratch, it is likely to take you more than three weeks to line up a contractor, get it built and then painted. If you want to use beadboard (thin, lightweight, cheap) you can do it yourself if you are good at the small precision cuts around the wood window trim and behind the radiators. You can get a custom built wood cover with doors for your tv or use the painting over tv disguise made with hinges. I think the room is beautiful as it is. Spend some money on a truly beautiful, impressive chandelier, have it centered over the table. If you want to impress relatives at an event, the chandelier is the way to go. Clean the windows for extra sparkle. If you are in the US, try Home Decorators http://www.homedecorators.com for DVD storage cabinets that are closed. I would not get a rug for this room unless I was ready to get it cleaned frequently and I could find one that looked good with dog hair on it and did not show stains. A good quality, highly patterned wool Oriental rug will do that job nicely. Such a rug is an investment and may take longer than three weeks to find.

I've had a look at free offerings for floor planning software. It depends on the level you want to go to. Sweethome3D http://www.sweethome3d.com/ is truly free because it's open source (no fees if you want to draw more than one plan etc). I've found I can get reasonably detailed with it from layout perspective but I doubt it would be good enough for a drawings for a building permit (although I'm not certain of this). As a graphic designer you'll have an affinity for graphics software. If you want to be able to draw more detailed drawings Id take the time to learn Sketchup. I know some architects use this as their software of choice. I'm definitely with you @Jason Carter - the only way to really control your budget is to plan ahead and choose and price everything that you can think of before you break ground. Otherwise you're in a situation where you have to make quick compromises during the build which leads to mistakes etc. In my work we use requirements tracking tools. I think it would be really helpful to communicate to the contractors exactly what is going to go on in the room - why the extra outlets are there and in the position they're in. That way they have a deeper understanding of why the specs are the way they are and they don't make decisions that detract from the design - they might even come up with suggestions that support the ideas behind the designs.

Positioning of furniture in living room, what do you think?

Hi, we're trying to figure where the furniture should go in this living room. We would like to place a three seater, two seater and the television as a starting point. There is no fireplace or other focal point in the room. You also have to walk through this room to get to the kitchen so the furniture cannot block this route. There is a deep alcove on the left of the room where we would like to put a small work station with shelves on the wall above the desktop. Would you hang the television on the long wall or put it in the corner opposite the workstation alcove? We could put a three seater under the window but where to place a two seater is a problem. We need more seating than one couch can supply. Any ideas? Thank you
