5 years agowith the luxury of so much space it could be possible to have a room that includes a spacious powder room with plumbing included for a modest shower space with plumbing and floor and walls properly waterproofed and, while you don't need the shower, use the space as a storage area so that future owners may simply replace the door with glass and add wall tiles and taps...the small enclosed shower space also creates a more private toilet, tucked out of sight of the open door but, obviously, arrangements depends on the shape of the room and location of existing door and windows

Comments (9)HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way....See MoreIreland house.

Comments (5)We have had a wood floor in our kitchen for 13 yrs now, and we love it. Ours was finished on site, (more durable than engineered) with 3 coats of water based poly on it. It is just now that I am getting ready to recoat it. I have had both engineered and site finished hardwood,. The engineered didn't hold up as well, and we stripped off the finish and applied a new finish. It's more durable now. Finishing on site is more disruptive to your family and home, but it is worth it, because of the durability that comes with it. You won't be sorry at all about the hardwood. It is warm in the winter, and cool in the summer. In the kitchen especially, you have to clean up water, ice cubes, etc asap, and you have to be sure that you have a good dishwasher that doesn't leak (you don't have to put it under the entire dishwasher, just a few boards under the front and in the back). If there's a little water that you don't find immediately, and do later...ice maker leak,etc, in all likelihood, the grain will be raised, but in most cases, it will go down, and be okay. We love our hardwood floors, and hope that you will too. We have it all the way through our first floor, even in our powder room. It's terrific. I would never have tile in my common areas, it's cold and hard on your joints. We only have tile in our upstairs bathrooms. It's great there....See More

5 years agoMy advice would be to ditch the idea of the shower and go for a larger and luxurious powder room. It will add more value for resale than the amenity of an extra shower (and extra cleaning) and especially as you have the outdoor shower for the pool users. You can be more adventureous with the powder room. Think wallpaper, nice bathroom fittings, interesting lighting. Best wishes
