Need help for layout of new extension
Comments (1)If I'm being honest, I'm really not sure on this layout. You have services on both sides of the extension, which even with my limited knowledge of building is expense that you could avoid. Do you need a laundry and a utility, or could you combine them.? Also I hate the idea of a toilet off the kitchen. The garage also looks small. Could you take out the door on the garage and make that the bathroom off your corridor, and make the corridor your utility. Then you have all the space free where the new bathroom and utility are. If you want more space for the utility and bathroom I would suggest bringing that wall in (make kitchen and dining narrower) and that would have the advantage of making your study wider. One other point is that leaving the study there with a window to the side will make the kitchen very dark....See MoreA new build foundations in we need another view on first floor layout
Comments (1)I'll keep looking at this but at first glance if you are ok getting rid of the bathroom, it would make sense to incorporate into bedroom 2. I would make it smaller (does it need a bath?) And I would enlarge the hot press to allow for more storage of bed linen etc. For bedrooms 3 and 4 it seems hard to fit in an ensuite for b4 without impinging on b3. So my suggestion would be to take space off bedroom 3 and do a small ensuite along the wall where they meet. I know this makes both smaller but by taking the door of b out to the end of the stairs you could move the door of the ensuite to the wall where the sink currently is and that might give more space in the bedroom but it does look tight for a double!...See MoreI really need help with kitchen layout, all advice welcome!

Comments (0)Hi all, I'm tearing my hair out re kitchen layout for a new build and would love your suggestions. I'm finding it hard to design something clean-cut but yet that is not too closed in around the entrance door to the kitchen. The style will be handleless matt with a white stone worktop, very modern hopefully. Anyway, we will be having the hob closer to the wall to allow for more seating space on peninsula - it's measuring about 2.7m at the moment. Potentially a mix of the 3 different plans might work best, but the position of the sink and hob won't change. Would love to hear your feedback. Thanks!...See Morechispa
