Hi David, If you could provide photos of the property that would be very helpful. Also, as jonathandb1972 said, any plans would be greatly appreciated here, so there is something to work with. If no plans available, even a crude drawing will be useful to help visualise the layout. What style would you like to achieve? (contemporary, country etc.). You said you'd like the extension to incorporate your current kitchen. What else would you like to have there, as it is going to be 2 storeys extension? Bedroom with en-suite? If you provide more information I can create couple of ideabooks for you to start with.

If I'm being honest, I'm really not sure on this layout. You have services on both sides of the extension, which even with my limited knowledge of building is expense that you could avoid. Do you need a laundry and a utility, or could you combine them.? Also I hate the idea of a toilet off the kitchen. The garage also looks small. Could you take out the door on the garage and make that the bathroom off your corridor, and make the corridor your utility. Then you have all the space free where the new bathroom and utility are. If you want more space for the utility and bathroom I would suggest bringing that wall in (make kitchen and dining narrower) and that would have the advantage of making your study wider. One other point is that leaving the study there with a window to the side will make the kitchen very dark.

The "L' shape which extends further on the right will give you marginally more light into it - but this depends on the design of the roof and glazing - which is vitally important to the end result. I would consider putting pocket doors from the lounge into the kitchen (keeping the size as is) to allow the afternoon sun to be seen from the kitchen. This space might be a better option for the playroom - depending on the age of your children etc. I would put kitchen on the right hand side. Could you put a door from hall into the bike store so you don't have to go through the kitchen? Consolation prize for this orientation is that the back right hand side of your rear garden will hold the Summer evening sun the longest - so thats where to put the BBQ!

I have been working on our plans for an extension (rear flat roof and rear dormer) for a while and feel like I've hit a brick wall in regards to knowing if its good enough to proceed or if I have missed some obvious better layout ideas. The existing house has just been renovated to builders finish with underfloor and some floor finishings so I have been trying to not disturb that as much as possible (maybe to the designs detment) I will post some 3d sketch's and plans to hopefully get some valuable input from here but has anyone used an online plan review from an architect and found it valuable? seems to range around 600 for 2 hours Considerations of existing house - Attic has standing height and is insulated and decked ready for conversion - All walls internally are mass concrete - 4m opening in Foyer area in to living room are already has an RSG with a 4m wide set of external doors Things I dont love - The family room has too much circulation - I've put the kitchen in the existing floor plan as we may need it there for grant reasons. ( not 100% on this) - The stairs location. but the only alternative brings it in to the family creating even more circulation - 2 bedrooms (1 as office atm) on the left dont have easy toilet access - narrow enough entrance hallway New walls in light green Thanks for any insights
