Basement bedroom

We are considering a property which has one of the bedrooms in the (converted) basement. The current ceiling in this room has exposed joists from the floor above with a height of 1.8m to the base of these. The room above has a parquet floor and there is significant noise transfer to the bedroom below.

We don’t have enough knowledge to look beyond this obstacle currently! So any suggestions re sound proofing and creating a flat ceiling would be super helpful, especially an idea of the costs involved. This is one of the principal bedorooms in the property so would be in constant use - not just an occasional guest room. And any experiences of living in a basement/low ceilinged bedroom as well!

Hey, yes, Hemp Wool (not the narcotic kind) is more insulating and soundproofing than a standard rock wool. Acoustic plaster boarding will give you a great headstart too.

A good builder will be able to help you with that.

Layering lighting and great ceiling lighting, leggy furniture to create the feeling of more space, colour drenching to make the space feel taller, soothing or light colours, layering textures not pattern, good ventilation and drainage are all key here.

Again, a great builder can give you a good idea of the costs and timescales to get this up to scratch for you, so you can make wise decisions before you invest. Hope that helps a bit. We've used hemp wool on previous projects, and it's outstanding.

Soundproofing will never eliminate all noise. You will always hear footsteps above, creaking floorboards, voices, doors opening and closing. Only keeping people out of the room above will prevent it. You should consider a principle bedroom in a basement a dealbreaker

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

We have a library in our home. The room used to be a TV room, which was impractical for two reasons: first, the room is located over the garage and is open to the bedroom, which meant that watching TV at night would disturb our children's sleep. Secondly, having windows on three sides of the room made TV watching difficult in the daytime, as no matter what angle we positioned the TV and sofa, we would always have glares. So we decided to move the computer from the basement to the den, we added a large bookshelf on one wall, and repurposed an extra dining room set into a homework station, the sideboard and huthc acting as a stationery/board game center. We are very pleased with the results and my sixteen year old now uses it to tutor another young girl, because she has everything handy, there room enough for them to spread the materials, use a laptop, dictionaries and work materials are handy and there is always plenty of light.

It seems that 2 story houses are becoming much more the norm here. At least in the metro areas. People are wanting bigger houses and builders can get more house on less land. Mattresses, box springs and dressers have to be the WORST things to get up stairs ;-) I love the look of staircases and love the view a 2nd story provides. I'll tell ya though - we're not elderly (YET!) but I love not carrying laundry and other items up and down stairs ;-)

These pictures are great, we will definitely do something with the small garden but I was thinking that the entrance floor which currently holds two living rooms will never be used unless we change this to the kitchen / living area as this is currently where we spend all our time. We could still have a small kitchenette in the basement next to the large sitting room to sit out on a nice day but otherwise I feel we will spend all our time on the entrance floor / first floor

Since the ceilings are 1.8m high this property is worth significantly less than those with average height ceilings. If this was a loft conversion it would have to have 2.2m height. It is very difficult to market (for sale) rooms like this because most people will stoop when walking in them. As a result some mortgage lenders will not class it as a habitable room and therefore not be prepared to lend on it (or will lend less because they think the habitable square footage is much less than the estate agents details)

So sound proofing is NOT your biggest issue. Ensure the price reflects this height disadvantage so 10-25% less than market average.
