Help with downstairs layout please

Hi! I would love some opinions on what is best to do with our downstairs space please. Here is a link to our house with floor plan: https://www.rightmove.co.uk/properties/174608126
We are thinking to take down the wall between the kitchen and dining room. We would block up the existing kitchen door and then have a a peninsula and create a U shape. We are also thinking to remove the pantry and cupboard leaning the utility and WC but then this leaves the toilet right off the kitchen which I know some people don't like. What would you do with the space? We don't have a massive budget and are planning to do this over time but open family room is a priority for us.

Have you considered getting it modelled so you can virtually walk through the house and explore ideas?

HI - Why is the living room entrance so closed in and with a small single door. I think that could have been more open and no door needed . Start making a plan board with samples and photos of rooms you like and paint colors . Perhaps you should get some help from an interior designer one on one or perhaps a student designer might be cheaper and they need the work for their portfolios.

Hi, looking for best layout of living room. It's a long narrow room with a bay window. It's mainly used for the boys playing xbox, but would still like to create a nice room for all the family. Main questions are, do you agree that a TV would not work if hung over fire place because of narrow room? What to hang on walls? What to put in corner where light coloured book shelf is? Present book shelf is just in storage there!! I like the couches so am keeping them!! Any advice much appreciated,

Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

I think keeping a downstairs toilet is useful and inline with modern living, dependant on where the drains are there may be a chance it could move either under the stairs or closer to the front door.

I would move the front door out probably to make the hall bigger to help accommodate this. I think the idea of a separate utility may be worth considering keeping and opening it up would work quite well.

If it helps I could share a walk through done on a property re-configuration? To give you an idea, it was a property where the kitchen was moved to a different space.. it was all explored in 3D before works..
