With this layout the ensuite, WC, and utility near each other to save plumbing cost, the study and gym both get window for natural light and you get additional cloak room

Sorry I think your plan is a dogs dinner, will knock tens of thousands off the resale value and make the largest room in your house unimpressive and difficult to access.

Try posting what you already have and what you hope to gain by making changes and perhaps there is a good alternative

@Jonathan - thank you for taking time to give feedback. What do you mean by largest room in our house being difficult to access? The largest and most utilised room is the kitchen/diner and that is accessed straight from the entrance/hallway? The original house blueprint can be seen from the floor plan. What we are trying to achieve separate spaces and move away from open plan living.

@Devyra Atelier thank you for suggesting an alternative - the problem being is we need a separated snug/TV area for my son so that his noise doesn't impinge on us! We dont have a gym in our floor plan, where you have currently put the study that is a boiler and storage room accessed from outside. - there is a small study off the kitchen which would really just be used for storing files and printer - we prefer to work in the kitchen/diner. Similary I dont think we wouldn't need a wet kitchen ...

The concern of the original proposed plan is it Will be a long journey to access many rooms for comfort,

its discomfort for future maintenance worker and guest need to make u-turn through the kitchen to access the snug or pass the big kitchen to get to formal sitting at the very back of the house if they enter from front enterance

Its better to prepare for specific study with natural light evenmore if you work from house and concern about noise disruption for preparing video meeting (working at the current big kitchen Will make Tiny sound echo more especially if everyone need to pass through kitchen to get to many rooms)

even if you currently it used only as printer storage this leaves flexibility to change the room purpose in the future

Separate layout is made by using wall as divider of space but the rooms should be easily accessed by central hallway, its also for safety regulation so in case accident people don't need to evacuate far away to reach the front door

So have I understood this correctly? this is your current house and you intend to add a £250,000 ground floor extension, convert the garage for £50k and you want the front door and stairs to be closer to the parking which is presumably in front of the current garage? You are inspired by a kitchen image with a banquette seat and broken plan works better for you than open plan?

If you intend to move stairs it would be useful to know the upstairs plan.

If you intend to extend it would be useful to understand what extra rooms you want.

Given the parking is to the right and the plumbing to the left it seems to me you should be considering placing your new kitchen on the left….. perhaps with a new front door and hallway in the garage conversion.

This is a house we are purchasing and we intend to add a double storey extension to the side and rear. We are intending to go 8m back from the original build of the house on the ground floor as per the floor plan (and naturally stepped in on the rear first floor)

Yes definitely - we want to have separated living spaces to include a gaming/tv room for my son which would be off the kitchen/diner. We know that traditionally kitchens are at the back of the house but want to have less of a trek to the kitchen which will be the mainly used room and we like the idea of a "garden room" at the back of the house - much in the same way as people have conservatories - which would function as a formal dining/TV room for when we have guests and for me and my husband to chill in the evenings.

We are not concerned with upstairs at the moment as we are confident we will have space for what we need and can work around where the stairs are located.

The rooms we want are as per the floor plan created - ideally 2 TV rooms, a kitchen diner, a utility room, a cloakroom, a study which just functions as a storage room as we always work on our laptops in the kitchen area. As we have a dog, we wanted to make the utility on the left where the current kitchen is, as our usual entrance, with a small coat/shoe room off and d/s WC off it (where the stairs currently are) and have the main door in the middle of the house where the current lounge.

I agree with CWD although would lose the side exterior door and have the main kitchen run on the left side of the room. The study really intrudes on what is a big hallway, given it’s only storage can you not have cupboards the same depth of the stairs and then have sofa, side table etc in the hall with wide doors to the kitchen and garden view?

given the footprint, do you need what i assume is a guest room in the garage? You could make your son’s living room one big room with access from the hall assuming a door fits there? Are you doing anything with the existing hall?

I understand you are wedded to your layout but I offer an alternative couple for inspiration.
