wow, thank you everyone, these ideas are all so interesting and its great to see virtuals. I would idealy like to have two small shower rooms in the end, so that both rooms have a bathroom. I was wondering if that could work by cutting out a sliver along th e too bedroom wall where the existing sink is and extending that aling the same kitchen wall to create a hidden utility accessed via thr kitchen? Do you think that could work? Thank you so much.

Thank you so much. Is there any way you would be able to show a drawing please, to keep the existing bedroom locations but:

3rd floor: replace the basin with a slim shower room running the length of that wall, with a pocket door into the bedroom. Push the run of kitchen units along the right hand side inwards by 1m and, behind it, create a walk-in larder/laundry cupboard

2nd floor: keep the shower room where it is but reduce it in size to another slimline shower room.

I’d ideally keep the existing facilities where they are to avoid too much rejigging of water/waste pipework.

I wish I could do this myself but all of the ideas so far have been so interesting to see. Thank you all for your thoughts :)

Make the 2nd floor shower a wet bathroom

I’m not sure that you can put a soil pipe on the right so the toilet will have to be in the left.

generally agree with Devyra, but smaller shower room on the right to give more space to important spaces. (can you get a rooflight over the shower room also? and a window to the stairs, or glass terrace door). Difficult to assess without knowing structural walls and where the SVP's are. third floor suggest right side, second floor left side, likely floor joists running front to back, so try and avoid cutting across/through... this will determine the layout along with structure. note estate agents plans are always rubbish....always out of scale, so to be sure get it measured and assessed properly first as will affect layout.

I think you may be right about the soil pipe so perhaps it is best to have both shower rooms directly on top of each other?

Jonathan or Devyra, might you be able to kindly show potential designs for that, based on very small shower/wet rooms please?
