Help with the layout downstairs - looking to reconfigure

Looking to reconfigure the space downstairs so that it feels a bit more open. With the current layout, we end us using kitchen/dining area and living room/conservatory never gets used unless we have guests around. The space also feels very congested and I would like to open it up without having to extend so that access from kitchen/dining to living room/conservatory seems natural and easy. Any suggestions? Thanks in advance

open up a double-doorway from dining area into living room? put in pocket doors so that the space can be closed up when required.

If there's a TV in the kitchen/diner, remove it.

Take out sofa, use beanbags and those blow up seats for their friends. Coloured rugs for tumbling and crawling on. Supersoft teddy bear blankets so they can curl up. Add in one of those soft blanket boxes for toy storage and so you have somewhere soft to perch when you are with them. Paper half way up the wall in the wall paper that kids can draw on, so they can decorate in whatever colour they like and you won't mind. A childs lift up desk, bookcase and some crazy lamps in weird colours. Then close the door, collapse on the sofa that you have moved, breathe a sigh of relief and thank your lucky stars that you have another room for the kids to go to. (Grab wine and pretend they aren't yours for half an hour! ;-) )

My advice is to visit an independent kitchen showroom. Oftentimes they have access to more standard priced options than the big kitchen firms. Reduced height cabinets can be set at almost any height by wall hanging them, or changing the plinth height or having bespoke feet. Since standing is a challenge I presume you will also need to talk to them about pull out units (all of my crockery is in drawers which is much easier to access) you can also put fridges, ovens etc at any height making them easier to access. You might also look at different oven doors, some slide underneath or open to the side making access to the oven easier. You can get dishwashers the size of a single oven which might be easier to load and of course can be set at any height. If your overall strength is compromised you might choose bigger handles to open cabinets. If you want over counter cabinets you might choose to have reduced depth base cabinets to improve access to the cabinets above. You can get extractors that work with a remote control which helps future proof your kitchen if at a later date you find yourself sitting more or unable to stand.

Hi.. we would appreciate some help with layout for bathroom reno. The big question is whether to re-install a new shower or not? Please see stripped out room attached (current state). In the original room there was a shower on left, bookcases in cubby on right, sink against the wall on right and toilet behind the door. We are happy and willing to reconfigure all as needs be. We have two showers upstairs and tbh this downstairs shower has been rarely if ever used. Grateful for your thoughts. Thanks!

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.

I suggest to remove the wall between living and kitchen dining, then install glass/divider sliding door

So it can be open/close concept whenever you want (if you cooking complicated dishes with strong smell the door can be shut to avoid it getting to the living or privacy when theres guest)

Put the tv on the left wall of the living room

For the utillity room it depends on your need, personally I prefer bigger study since I spend more time in study for work so I Will switch the room and make direct access to the garage from hallway not from kitchen

Thank you so much - glad that I was thinking along the similar lines. @Devyra Atelier I cannot agree more about the size if utility and study. This is what we want to do after we moved in the house 2 years ago.

Opening up that wall between the kitchen and living room with sliding glass doors is such a great shout it gives you the open feel without cooking smells spreading!

Before you take a sledgehammer to the walls or swap the study and utility, try scanning the space with the Beavom app.

It lets you virtually visualize the new open-plan layout in 3D so you can test exactly where the sofa and dining table should go to keep the flow to the conservatory completely natural. Good luck with the reno! 🛠️
