Help with extension layout and floor plans

I’m looking for some advice and ideas on the best way to extend our 3 bed semi-detached house. The front door leads into the lounge with the kitchen on the left and conservatory at the back.


There are a few possible approaches:


A double storey extension to the side of the house, off the kitchen. We can go out around 2.5m.


Removing the conservatory and replacing it with a double storey rear extension. We can’t go any wider unless we pay to move our boiler but this could be an option. The conservatory is 3.5m x 3.5m.


Two single storey extensions, one off the side and one replacing the conservatory.

We’re finding it tricky to work out how to improve the upstairs layout without sacrificing natural light. We’re unable to add windows on the adjoining side wall (bottom wall in the floor plan).


In terms of requirements, we’d ideally like:


An additional bathroom, either a downstairs WC or an upstairs en-suite


Some form of office space, this could be within a bedroom or a small nook in the living area rather than a separate room


A larger kitchen


Three double rooms


We know this is a fairly ambitious wish list, but we’re hoping to tick off as many of these as possible. Any ideas or suggestions would be very welcome and greatly appreciated. Thank you!
