Layout Legends, I Need You – Help Me Rethink This 2-Bed Bungalow

Just bought a 2-bed semi-detached bungalow.

It’s a blank canvas, no central heating, full rewire needed, and a layout begging for a change.

Here’s my wish list:

• Keep the sitting room with the bay window

• Relocate the bathroom (must include a bath!)

• Extend the back for a full-width kitchen–diner with bi-folds to the garden

• 1 double + 1 single/office on the ground floor

• Add stairs to the loft for future conversion

• Move the front door (currently on the left side) to the front bedroom?

What I need help with:

💡 Layout ideas, before I touch the rewire or heating, I need to get the flow right

🤔 Is moving the front door worth it?

❓What’s the smartest order to tackle this in so I can spread the costs?

If you’ve done a reconfiguration or staged reno like this, I’d love your insights. All thoughts welcome 🙌

Moving bathroom plumbing and removing bear loading wall could be expensive but if you preapared with the budget this layout what I would recommend

the half bathroom probably under the half of the upper stairs but enough space for bathub, toilet and sink if you lined them on the back wall

Keep window on the stairs to make it brighter

The second room probably around 2x2 m so enough space for double

But if you really want extension on the right then you can my advice is just exchange the location of the current bedroom to be the new kitchen dining then move the bedroom to the current kitchen on my plan

But consider the budget cost of the total

Plan A (without extention)

Plan B (with extension)

Plan C ( Open plan bigger bedroom)

Thanks so much Devyra, that’s really helpful. Good shout on keeping the window by the stairs too, I definitely want to keep as much natural light as possible.

I’ll take a closer look at your Plan A idea before diving into any extensions, appreciate the practical advice.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

If you are going to do this - make sure the bedrooms have plenty of wardrobe space etc - don't scrimp ! Ideally every woman wants at least double the wardrobe space she already has !! And a walk-in wardrobe / dressing room is something that would earn any developer brownie points !! So if you have the space ... Use it well !! Breakfast areas in morning sunshine work well and evening sun in the lounge is good - inside outside fireplaces can work really well and everybody needs storage for summer /winter stuff (ski /scuba /suitcases etc ) so worth adding in storage somewhere accessible (like utility room ) for that sort of gear too ! This is an awesome opportunity for you ! Have fun !!!

Take out sofa, use beanbags and those blow up seats for their friends. Coloured rugs for tumbling and crawling on. Supersoft teddy bear blankets so they can curl up. Add in one of those soft blanket boxes for toy storage and so you have somewhere soft to perch when you are with them. Paper half way up the wall in the wall paper that kids can draw on, so they can decorate in whatever colour they like and you won't mind. A childs lift up desk, bookcase and some crazy lamps in weird colours. Then close the door, collapse on the sofa that you have moved, breathe a sigh of relief and thank your lucky stars that you have another room for the kids to go to. (Grab wine and pretend they aren't yours for half an hour! ;-) )

I think you're right to change your plans tbh, I think pic 1 and 3 would work. Another option is a suspended woodburner. It's obviously not a divide but it gives you the break in the ceiling so acts as one. The first one attached is from fireplaceproductsUK. The other 2 are just images from leotrippi and homedesignht to show how they can act to divide a room. A much more expensive option is a glass fireplace, this is from acucraft fireplaces. I'm not sure how easy it is to find UK manufacturers/suppliers though. Alternatively you can just break the room with furniture layout and ceiling lights. The lights if hung properly ie at differing heights, clusters etc along with floor lamps will stop that cavernous feel. I can't obviously see the plan but if you're really set on a divide, and they are great!, you could set it off a side wall rather than down the centre of the room.
