Side return extension with bathroom downstairs

Hi There,

We have a typical terraced victorian house with the bathroom downstairs added as an extension as these houses didn't have inside bathrooms. This means the bathroom blocks the view of the garden, to which we access through the side return.

We are planning to do a side return extension and extend a further 1 m into the garden as this is under the permitted development rules.

The issue we have is that we don't want to move the bathroom upstairs becuase we would then lose the third bedroom. And then we would have to extend into the loft so as to compensate. But we don't have the money to do that.

So I was wondering how feasible it would be to keep the bathroom downstairs. Do you think it would look weird?

The additional living space created by the extension would allow room for a new bathroom between the two existing rooms. The current bathroom could then be transformed into either a bright dining area with large windows or French doors, or repurposed as a practical utility room with direct access to the garden.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. reconfigure or extension

We live in a 4 bed semi. We are toying with moving to a bigger better layout house in the same estate or reconfigure/extend our current house. We are content with downstairs but upstairs we’re not happy with. Myself and husband are in the master and have a small en-suite, our 2 boys share bedroom 2, the main family bathroom is too small and I use bedroom 3 as a dressing room. Bedroom 4 on the 2nd floor is a guest room and office and it has a good size en-suite. I’ve attached current layout. We don’t have much room to do a side extension so we’d have to do a rear extension. Our wish list: master suite with a large en-suite including bath and a walk in wardrobe. Bedroom each for the boys with shared en-suite. 4th bedroom and en-suite for guests and office Any advice would be greatly appreciated. Thanks in advance 😃

Narrow Odd Shaped Cottage. What would you do?

The floor plans are from years ago before building the extension. The plot of land was leaning to one side so that’s how they built it! Sorry for all the images. There’s not much space in this cottage but do you think the design could be changed to improve storage and the look of it overall? One thing that would make it better is improving the entrance. The front door is facing the stairs and the sofa is too close to the front door! I don’t really see another way to arrange furniture. Any advice would be greatly appreciated!! No option to comment on most recent bedroom post so I assumed it is still this house. I feel your pain, head wrecked with options. I think you need to simplify the plan and imagine the everyday use. I would put the loo and sink under the stairs so that it is usable by everyone downstairs. Ensuite could then be bath shower and one sink - would you consider loosing the bath? There should be room for a small utility area - id reccomend fitting it with hanging rails over machines and a permanent dehumidifier. In bedroom, you'd get more wardrobe space by having it opening into bedroom.
