If it were me I will move my desk on the new room and make it a study room and move the tv couch on the current living room in the middle empty space as it will be more functional to move around when you watvhing tv and grab drinks from kitchen or calling kids to dinner

i think main issue is you don't have much worktop space around the hob - and the seating is too close to the hob there. Can make that peninsula deeper into the dining space so that the stools are less close, but still not much space around the hob for food prep.

the 'inner' part of the kitchen with the WM, drawers and all the tall units is going to be quite dark i think.

i would think about moving the kitchen over to the other side of the house so it can run all along that wall with the fireplace on it, but i know that means moving plumbing under floors which isn't ideal.

another option would be to knock an opening into that wall between inner kitchen and middle room - then close off the door into kitchen from hallway, put the tall units in front of where the door currently is, create a larger island with a pillar in it (since you don't want major structural works so pillar needs to stay). yes, the opening would need a steel, but might be worth it to have more open space and a more functional kitchen??

if the new room might ever have a sofabed in it for guests, consider having the door into WC from this room (or from both sides).

Hi CDW, your comments were very insightful and spot on. So much so that, just two days before the work starts, we’re changing the floor plan! I’ll upload it shortly once it’s ready. We’d been so convinced by the old plan after a long time considering it, and now we’re making a drastic change. Thanks a lot for taking the time to look into the drawing and respond to my post.

Here it is, a last minute change. I suppose I should title this post A Conventional Take on a London Floor Plan now. The original idea was fun while it lasted, but this one feels like we’re not getting it wrong. Do you like it more? Comments welcome.

I prefer this one too. Just wondering if you’d miss the kitchen access door? It would mean swapping your fridge space for an oven and potentially just an American FF against the stairs though so losing storage

In terms of your plan, I’d have a bin to the left of the sink and DW to the right. consider if swapping the fridge for the oven would work better. I can’t read what the middle unit on the right says but consider whether worktop space would work better for small appliances. I’d also include drying space above the WM to try and keep things clutter free for guests using the loo

Could you put a barn style door on the new room? Just thinking desk under the window and what i assume is a sofa bed where the desk currently is

How will you use the middle room? Budget permitting, maybe built in units in the alcoves?

like both new floorplan but on the jonathan plan might not efficient kichen as existing alcoves / fireplace in middle room on the outer wall unless has budget to remove it,

if using minnie101 suggestion on the small sliding door on the new room can give enough space for small low cabinet for shoe storage or install the same door on the current WC to make it more spacious, however pay attention as the door will need to be slided into inner room

alternatives are folding door but it not popularly used as its not familiar.

I wonder if the space under the stair can be used for coat storage

Jonathan, this is a good plan; it creates three defined spaces with independent access and I really like it. I feel it would be too big a job to change the plan to this now, and the only issue is that we really like the fireplace and the feel of a spacious living room, but otherwise I would have liked to have considered this option at an earlier stage.

Minnie101, good point about the door. Yes, this is something I'm missing in this plan, a direct and independent access to the kitchen. I'll look into your suggestion.

Devyra, I'd love to have a sliding or barn door to the new room, but with the fire regulations, sliding doors are expensive. We'll see what we can do. The new room will mostly be a boot and TV room at the beginning, but the idea is that this room will be whatever we need it to be; it doesn't have a set function.

How to use the middle room is a concern. It seems a waste of space now. I sell this area as a dance floor to my family, but yes, nothing goes on there. There are already shelves on the walls.
