Extension layout ideas
Hi there!
We bought our home last year and we’re considering an one storey extension to create 1. a more functional kitchen/dinning space, 2. ideally a small utility/storage room and 3. an office/small guest bedroom.
We want to demolish the current (single brick) lean-to and extend to the side as much as possible bc we don’t use the side garden but we're happy to extend to the back (demolishing the conservatory) but only up to the line of the conservatory as it's already a small back garden.
We want to keep the staircase where it is to avoid extra costs but other than that we’re happy to move everything else around (including the downstairs loo).
My husband and I are struggling to visualise what the ideal layout should look like so any ideas would be very welcome!

Comments (4)I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. Comments (1)If I'm being honest, I'm really not sure on this layout. You have services on both sides of the extension, which even with my limited knowledge of building is expense that you could avoid. Do you need a laundry and a utility, or could you combine them.? Also I hate the idea of a toilet off the kitchen. The garage also looks small. Could you take out the door on the garage and make that the bathroom off your corridor, and make the corridor your utility. Then you have all the space free where the new bathroom and utility are. If you want more space for the utility and bathroom I would suggest bringing that wall in (make kitchen and dining narrower) and that would have the advantage of making your study wider. There's no measurements, so it's just a few ideas about flow and light:
The sunniest part of the garden should be the one next to the parking, possibly where you want to have a seating area. So it would be convenient to have the kitchen as close as possible
I like the idea of having East sun in the study
Near the entrance, I think it would be convenient to have an area to leave coats and shoes. And why not, even a hidden washer/dryer, for those days when you get back home all dirty for some reason, and don't want to get the dirt around the house.
See picture attached, where D is for dining ST/U is for storage/utility, S is for study, K for kitchen, WC is clear 😁 note that there's also storage that you can use in the corridor between kitchen, WC, and study room.
Anyway, the use of space in the end it depends also on your lifestyle. For example, if you want/have kids, you could have some pocket doors connecting the kitchen with the study room which would possibly be a play room, convenient to check on them when you're cooking. In this case, you could split the living room and use the rest facing east as the study/guest room. You may decide to keep it rebuild the conservatory, or gain more space in the garden, depending on what you like.

Or you could have kitchen dinner and WC in the extension, get half of the current living room as the study, and merge the rest of the living room with the kitchen for a large living room. (Storage/utility as in the previous suggestion). See picture!
