HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

I do not have picture of space but the feet and inches are as follows. 78.5 inches wall which should incorporate fridge freezer with boiler on top. This space meets the door and I think the high object would look best in that position. There is a window in centre of this space which I propose putting cupboards over to have extra storage space. I will create extra light to replace window light over the adjoining door. The other wall is 86.5". this wall meets the lounge/dining area with patio door off to terrace. My concern is worktop space, I thought this end might best incorporate the cooker with microwave overhead. I would be most grateful for your help. Regards Teresagolf

Here's what I've found after living in and visiting many tract homes- LR-13x18 FR-12x16 (and that they not be in the middle of the traffic flow pattern aka many tract homes post ww2 till about the late 50's) Kitchen (no eating area) 9x11 DR/Nook or other eating area 10x10 Entry-at least 3'6" wide 4' better Bedrooms (good design would at least provide 2 good bed walls aka no doors or windows in it) MBR-12x13 w/ at least 10 linear feet of closets All other bedrooms-10x10 with at least 5 linear ft of closets all closets 2' deep, Baths-5x8 but 5x9 better if fixtures lined up on one wall and tub/shower at end 7x8 and 8x8 with the tub/shower fully accessible if it's 5 ft long 6x8 if it's a 3' shower (fixtures lined up on 2 opposite walls). If you look and many floor plans the best ones will have all of this. Note that square footage does not have to be a lot-ciculation/flow between rooms helps this.

Hi. I think the overall look is good. Large tiles do make a room feel bigger as the pattern is less busy however I've seen the hex tiles in small bathrooms and they seem to work as your inspiration pic shows. I would probably lose the flowers though if I'm honest. Do you want the window for light or ventilation? Could a decent extractor be sufficient? I'm thinking that back ŵall could look quite busy. Is there any opportunity to change the layout? Moving soil pipes can be a little costly but could the sink be moved although ideally the loo would be hidden round the corner. You can pick up some great looking vintage or vintage style taps on ebay although unsure if the quality of the repro ones, If the layout can't be changed maybe have a corner loo and ŵall hung trough sink and put some storage in on the rhs as you come through the door depending on how you plan for the shower to open
