Not dissimilar to Katlucy. I imagined the middle area (opposite the study) as a reading nook but could also be another bathroom with a longer corridor to the bedrooms.

@katlucy I really love this idea! The kitchen / pantry works a treat! I don’t think a utility cupboard would work - we need somewhere for the washing machine/ tumble dryer. I’m also wondering where coats / shoes would go , as there is not really any space in the entrance hall. Ummmm….

@Leonie thanks so much for- it’s so cool to see it in a different way! I think we are going to try to minimise knocking down walls - although I love the idea of the

big bedroom at the back. With this idea it made me think perhaps the snug - could be a bedroom and study another en suite . What do you think?

Bed 2 smaller and another doorway created, pantry becomes smaller too so coat cupboard opposite the door, albeit shallower than you have now, and the utility next to the main bathroom?

much the space can change and have someone else’s ideas- super appreciate it. I do actually think this would be a better use of space & wonder if we could get a toilet in the utility room- or if we really should make that utility a small en-suite for bed 2 ?

Not all the measurements are in the estate agent plan so i have to guess at some, with that inner section hallway looking to have structural walls on both sides it might be tight to have a utility and shower room. Do you know the measurements? and the two hall widths? The large east window space could maybe become an ensuite to bed 3 but I would be loath to reduce the light….

if you do want a third bathroom and not have a separate or large master bedroom and dressing room then perhaps the rear right bedroom could become an ensuite and utility?

@katlucy - thank you - the only thing is the entrance has disappeared in this plan . It’s a leasehold flat & I think we really struggle to get everything done to move in if we knock walls down. I live in your original plan the kitchen and living space side by side - that works really well!

Just to give you some possibilities. 4 bathrooms might be overkill or you might want a bigger utility for instance, plumbing away from source will need to be investigated for depth under the floorboards and flow angles and leases requirements etc

@katlucy - I’m so silly! Got it! I agree 4 bathrooms is overkill - I do think 1 family bathroom, 2 small shower/toilet en-suite & a very small toilet /sink would be helpful, but not if it means a utility doesn’t work. You are right about the plumbing and that wall with the bathrooms has the soil pipes down it should work.
I’m really keen on maximising storage effectively that I think the utility room would be the priority, along with
space for coats / shoes close to the entrance.

I do also wonder about the flow and if the utility room would be better closer to the kitchen? Or if the pantry could somehow be a very small utility? And how could it be accessible??

Is a bath a requirement? or three showers and a wc? Your current bathroom might be big enough to create a utility and wc?

I personally feel the washing of clothes should stay near the bedrooms and the noisy kitchen appliances in the pantry, ie dishwasher, microwave etc….

You could have cupboard storage in the inner hallway. are you sure the main entrance hall isn't wide enough for a coat cupboard and shelving for baskets for shoes gloves hats? it looks huge on the estate agents plan?

I think you should get close to everything you want without compromising too much, its just a puzzle that needs to fit. However, once a plan is finalised don't change it unless its vital as with one change it can throw everything out in a flat and you will be chasing your tail.

Speak to a plumber first and check the lease for unhelpful rules!
