Please help us choose the best loft layout for our Victorian terrace

Hi all,

We’re planning a loft conversion in our Victorian terraced house in London and have four draft layouts (see below). I’d really appreciate any ideas, thoughts, or experiences you’re happy to share.

Quick context:

  • Victorian terrace with 4.25m outrigger
  • Loft height in the middle: 2.2m
  • Current layout:
    • Ground floor: through lounge, small WC under stairs, kitchen
    • First floor: 3 bedrooms (large front, medium middle, small rear) and 1 bathroom (with bathtub)
  • Household: 2 adults, 3 daughters, and a newborn son
  • Plan: convert loft into 2 bedrooms and 1 bathroom. One room will double as a study/guest room for visiting in-laws. We prefer to stay on the first floor to stay connected with the kids and daily activities.

Key aims / constraints:

  • Maximise natural light in the main bedroom with a full-size window
  • Add a second family bathroom (not an en-suite)
  • Bathroom can’t go at the front due to limited head height
  • Avoid using prime loft space for the bathroom
  • Include A/C as the top floor gets hot in summer
  • Add a window at the rear of the outrigger for extra light
  • If adding a window to the right side of the outrigger, it’ll be frosted for privacy
  • The bathroom will have a window (even if not shown in current drawings)

The 4 layout options are below. I’d love your views on:

  • Preferences
  • Functionality
  • Natural light
  • Clever design ideas that could work well
  • Whether any of the layouts might put off buyers if we were to sell in future

Additionally, please feel free to suggest alternative designs.
