Can this be extended/remodelled to fit our criteria?

Hi! Looking for ideas for a low cost way to make this house fit the criteria of:

- spacious hallway

- downstairs loo off hallway

-boot room with outdoor access

- spacious kitchen diner

- 3 x spacious bedrooms, 2 with ensuites & guest room with ensuite

- 2nd living room/playroom

- study with built in storage

Been househunting for years and it’s between this and a period townhouse which offers all of the above (apart from 2 x ensuites) but the period house is £245k more expensive.

The project house is north facing, in an area we love, a very short distance from where we currently live and close to school, work, hobbies & friends. The period house is west facing and in a different area of town further from everything.

What would you do?!

Location more important than styld or layout.

This ticks almost all the boxes. The 'playroom' may need to be the front of the dining room.

Hard to know if the ensuites can be added over the existing walls if they were only built to hold one floor. Current front door could remain for visitor use, and to be an effective fire escape from upstairs, but the family could use the new entrance day-to-day. New entrance should include a place to park buggy, remove shoes and coats, run to loo.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Melissa, when I said footboard, I meant this. It has a portion of the bed that extends beyond the mattress edge. You posted a bed that had something at the foot section of the bed. By platform, I mean a bed that has a hard area and only a mattress on it. Like this. It does not extend beyond the edge of the mattress, but does not have a box spring. It is also lower to the ground. The picture you posted was a high profile bed and box spring. It was not on a typical bed frame. A standard bed frame, used with box spring and mattress looks like this. Virtually invisible and does not extend out beyond the mattress/box spring set. That being said, I'd recommend you get a headboard that is not too big for your space. Neither in height or depth (distance from the wall). I would also not get a mattress frame that extends beyond the size of the mattress. Sorry to have not been clear before.

Hi, advice gratefully received. Love our new house, but the ground floor layout is not great. Long narrow kitchen facing east, garden is big so scope to extend. As it stands you come in from the hall into the lounge to get to the kitchen. I would like to have some separation so that the lounge can be closed when desired. Perhaps some double doors? I was thinking to use a chunk of the lounge and knock through into the kitchen which would also allow more light. Lounge is lovely and light, kitchen is dark after lunch. Ideal solution would be a side extension, but drains and pipes in the way so worried about the cost.. Would only require about a metre wide along the actual kitchen which I would then face towards the garden and create a sitting area. Any ideas welcome P.S. Conservatory is a junk room at the moment, facing a fence on the right hand side. The garage is used as a utility.

Building an extension is not “low cost” but it is necessary to give the project house enough square footage. And the project house will still end up cheaper than the period house.

And personally I always prioritise location.

I’m not keen on the garage becoming a playroom because in order to get to it you have to make a principal room into a hallway/throughfair
