Dies this layout make sense?

Hello!. Looking for some input please. I’ve spent the past few weeks (and last 12 years!) working out a new layout for our kitchen. I’d really like to know any thoughts on the plan. I think I’ve thought of most things but am sure you can spot some improvements.

Decided to knock through into the existing living room where there is a dining table already. The end with the tall units is very dark, and is where our current kitchen table is so this why I’ve put the tall units at the end behind the door.

I’ve attached my DIYK plan plus a howdens visual which has a few more decorative elements but the exact plan has moved a bit to what you see in the other pics.

Personally l don’t like straight corner units because you have to scramble on your knees to access the furthest point. I would change the corner situation to include a 900 x 900 L shaped unit so you can open both doors to gain full access.

Also be wary of putting drawer units next to the corner because depending on what handle you choose they could rub.

It's a lot of walking backwards and forwards. Did the designer suggest an island? It would just fit if you gave up the units on the opposite side. I'm not a fan of peninsula's as they cut a room in half. You could rather have a breakfast bar along the wall opposite the main run. It's a practical design and should be easy to use. Depending on what accessories you added it could be very stylish. Do you really need the stools when it only a few short steps to your dining table?

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

I agree with 'Kitchens and Baths', you are leaving yourself precious little counterspace to accommodate 2 side-by-side wall ovens? Can't you stack them if you need 2? Also, a warning, I wouldn't be taking anything out of those ovens and "turning to the island" with them...not with a quartz countertop!! You'll have that whole end all scorched...unless you are quick and accurate with lots of trivets! But your "open shelving" is going to look like a pinched-in forgotten corner pantry...you really need more space for them too , if it is going to look right. Right now as it is, 2 feet of them are all but beyond reach (over the lower countertop) and then a mere 2 feet worth of actually OPEN, available space you can reach, then the monster of the floor to ceiling cabinet will be in the way. It will be like reaching around into a closet. I would seriously reconsider this design BEFORE your electrician shows up--and before you order all those (expensive!) cabinets. But as for the island 'crowding' the walkway--it looks as if your drawing says 1.2 meters? That's plenty and more than enough, even for running boisterous kiddos, you're fine there. Best of Luck.

I love the tall units but you need to go straight to the ceiling to prevent dust and dirt settling on the top. I would put a row of small up and over cupboards along the very top as an option. Very handy for unsightly bulky items. I don't like the end open shelves by sink very dated but what you could do is a long double shelf all the way along the island with a wine racking either side for balance vertically. I think shelving each side of the sink would be better. You have a lot of cupboards but no deep drawers which are highly valued these days. Good selling point. I Like your colour suggestions... The little Greene paint company have a lovely grey so does farrow and ball. Where are you sourcing your Quartz and what flooring? Do your ovens have easy open shelf doors ..handy as they retract so don't get in the way as you take food out..Neff offer best ones. If you want a better balance of tall you could always do fridge freezer one side and pull out pantry on the other with racking. Then on sink side don't go all the way along the wall just have it as centred space so you can pull out larder doors. On your island you will need your bin as this'll be prep area? What is the room opposite tall cupboards? Need the island to look good from that side as that is what you will see. Hope of help. I'm embarking on the same thing and have spent hours and hours researching!

I’m not sure I understand What do you feel would be walking back and forwards? The room is too narrow for an island unless we took all perimeter units away and put them in the centre Only 3m wide.

Would it be better to put the oven and tall units on the left hand wall, then everything will be in the work triangle, that is hob, oven, sink, all reasonably nearby.

Possibly but what would be at the far end then? At the moment we have a kitchen table there. It’s the darkest spot in the house and I hate sitting there hence why I’ve rotated to having them at the far end. Will add a photo of current room. Sxcuse the mess!

Does the 3115 measurement include that angled wall with the rad? It might be interesting to to see it mocked up with the oven in the top left, then a unit and then the hob (with extractor) on the short wall. Move the sink up, and on the left wall have the fridge, freezer, then 1200mm larder so it’s a bit shorter than the planned low units

I can totally understand why you do not want your dining table in the dark corner and your idea to make a bank of tall units there instead is a good one. It's unlikely that you will receive solutions that you had already considered and dismissed as you have been planning this kitchen for so long. Are you planning any extraction over the hob?

Great idea. Bora or Novy both do amazing versions. I can vouch for Novy as I have the Panorama. Quite £££ but worth it every penny. It looks much more open without the usual stainless steel chimney sitting about it. What were you thinking about for the worksurface? White quartz is very hardwearing, always looks fresh and is super easy to clean.

My friend has Corian and she regrets it. It scratches, which can be sanded down but needs to be done by a professional. She also says it watermarks so immediate mopping of any spills is necessary. Quartz is much tougher.

I’m now on my third kitchen with white quartz. Can’t fault it. In an ideal world I’d have carrara marble everywhere but having had it on an island at my last house it is easily damaged. It had a tiny chip when we sold the property despite me being uber careful with it. Friends have Corian & they are not impressed with it.
