Hey there! I've seen some really awesome work from a bunch of you and it's got me thinking. I'm super curious about how you all go about envisioning designs for your clients. So, spill the beans and let me in on your creative process!

It really depends on what the clients vision is. We always try and keep their wants, needs and preferences at the forefront of our minds when designing their space to suit them. Once we have their ideas, we can go to the drawing board (research etc) and brainstorm how to make it happen!

As a serial renovator I spend about 7 hours a day reading interior design websites, blogs, design books and any other sources of inspiration I can get my hands on. I also travel extensively which opens my eyes to international trends and alternative ideas. This broadens my horizons. Inspiration is anywhere and everywhere. In nature, in cities, just going for a walk. You have to be completely open to seeing the potential in everything. I feel more confident now about not making so many design choice mistakes as when I started out.

Here's what I've found after living in and visiting many tract homes- LR-13x18 FR-12x16 (and that they not be in the middle of the traffic flow pattern aka many tract homes post ww2 till about the late 50's) Kitchen (no eating area) 9x11 DR/Nook or other eating area 10x10 Entry-at least 3'6" wide 4' better Bedrooms (good design would at least provide 2 good bed walls aka no doors or windows in it) MBR-12x13 w/ at least 10 linear feet of closets All other bedrooms-10x10 with at least 5 linear ft of closets all closets 2' deep, Baths-5x8 but 5x9 better if fixtures lined up on one wall and tub/shower at end 7x8 and 8x8 with the tub/shower fully accessible if it's 5 ft long 6x8 if it's a 3' shower (fixtures lined up on 2 opposite walls). If you look and many floor plans the best ones will have all of this. Note that square footage does not have to be a lot-ciculation/flow between rooms helps this.

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). Hi Michele, self build is very exciting and we wish you luck for your upcoming project. We have various tips when it comes to our customers designing their home. As some have suggested above understanding how you and your family occupy the space is fundamental in making those early design decisions. We also tell self builders to put 'wants and needs' into 3 columns, must have, nice to have and luxury. This helps define budget and start with the fundamentals before progressing to those items such as cinema rooms or a top end kitchen worktop. There are many helpful tips on our Self Build Academy website also plenty of design and interior inspiration at Potton Self Build Galleries Before you decide that building your home is right for you, ask yourself four questions; Do you have the time and commitment to see your project through to the end. Do you have the skills and knowledge required for the task ahead Do you understand the cost involved and do you have enough money to complete the build Do you have a constitution strong enough to see you through both the highs and lows of building your own home Provided you understand your answers to these questions and can ‘fill the gaps’ when it comes to skills, knowledge, time and funding, then press ahead and enjoy what is probably going to be one of the most rewarding experiences that you will ever have in your lifetime!

Love the colour and style of cabinets. The worktops are beautiful. The flooring is a bit wishy washy and I would prefer a chimney hood style extractor fan - even though this one is the same colour as the kitchen, to me it sticks out like a sore thumb. Personally, I like the 'working triangle' to be at the centre of the kitchen and the fridge freezer looks like an after thought, stuck on at the end, in this design.
