Opening up integral garage (Lighting/Layout Dilema)

To create more space downstairs, we have decided to use the double garage, which is only used for storage and is wasted space. Here is the current floor plan, and you can see that the dining space is very crowded.

Here is the proposed plan. I want to open the garage for more space, and instead of having a small door, can I open it up to 3m wide with glass French doors? I will also create a partition wall in front of the roll-up garage doors, so I still have storage space for bikes, etc...

The issue is there's no natural light in the room at the bottom, just through the glass French doors. Have you done the same or similar to create a new space downstairs? Is there a solution to this?

That seems rather cramped for storage. Have you considered insulating the whole garage, getting some marvelous glazing in front and then turn the former lounge into storage, aka swap those rooms? Could be less costly as my other idea, moving the kitchen over, to create storage space next to the utility.

In part I agree with Rinked. It’s a shame to make the largest room in the house windowless. Put some windows on the front and buy a shed for the back garden.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire

I think it looks great so far. Many of the ads for claw foot tubs, and magazines, show them with encaustic/cement tile and plain white surround. Also, you did something creative and attractive with the tile layout. I love the nickel shine of your clawfoot legs too. If you can maybe get a corner shelf on one side of the wall, you'll have a place for soap, candle or bubble bath. And maybe hotel towel holder on another wall to get the height up. Yeh, lighting is my main concern even if its going to be a "cinema room" it will be dark all the time without windows.

Cost wise converting a garage door to windows would cost a lot more from what I have planned though, so will need to consider that.

Also do you know if removing the garage will lower the value of the house that's why I left a small space for storage just for bikes and stuff?

Your plan doesn’t work because you haven’t left enough room for the up and over door. Yes adding the cost of windows is a consideration but it’s going add value rather than remove it

No the garage door is not an up and over, its a roll up so there is space. But I agree with the lighting issue, as the size it would be the main room but without natural light source.
