Design Dilemma Bedrooms Renovating

reconfigure or extension

We live in a 4 bed semi. We are toying with moving to a bigger better layout house in the same estate or reconfigure/extend our current house. We are content with downstairs but upstairs we’re not happy with. Myself and husband are in the master and have a small en-suite, our 2 boys share bedroom 2, the main family bathroom is too small and I use bedroom 3 as a dressing room. Bedroom 4 on the 2nd floor is a guest room and office and it has a good size en-suite. I’ve attached current layout. We don’t have much room to do a side extension so we’d have to do a rear extension.

Our wish list:

master suite with a large en-suite including bath and a walk in wardrobe.
Bedroom each for the boys with shared en-suite.
4th bedroom and en-suite for guests and office

Any advice would be greatly appreciated. Thanks in advance 😃

Hello all, looking for some advice please. My 2 up 2 down had an extension tacked on the end back before planning regs came in to place. It houses kitchen, utility and bathroom. There is no garden, just a little alley way and the rooms are quite dark. I’d love to reconfigure to turn the kitchen and and dining to one, but not sure what to do about the bathroom. Kitchen/ utility layout - How best to access office?

Might be an expensive option but could you create a short (?glass) external corridor from the dining area into office by going outside the existing wall, ie come outside of the dining area and turn right into the office by putting a door where you have a window in the 1st plan. I don’t know how that would work with where your patio doors are. Maybe you could shift them to the right, have a short section of wall to the left of them and then a doorway (poss no door needed) between that and the corner of the dining/utility/office

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.
