House Extension

We want to get a quote on a side and rear extension on our 2 bed semi house. But do we have to have architect drawings done to get a quote from builders? As we don’t want to pay lots of money for drawings of proposed extension to only be told we can’t afford that extension. We have a few different ideas of what we could do and don’t want to have multiple sets of drawings done. In which case we would have to change the layout of the extension (would this be at an extra cost?) to then go and try to get another quote closer to our budget. Could someone please help with what steps we should take first, builder to give a provisional quote from our drawings or architect to do drawings before approaching builders? Thanks in advance

We spoke with several builders and architects about our extension ideas before and gauged approximate costs. There is an average cost per m2 that builders can provide, just clarify to what stage you expect this to be done so that you can compare like for like estimates. No builder will be able to give you the exact amount because material costs are changing very quickly and it affects the overall costs. Once you’re happy with the cost range you will need to work with an architect and/or structural engineer and based on their drawing specification you will be able to get much more precise cost estimates from the builders. There are extra costs involved like planning permission, party wall agreement costs etc.

These were rough costs given to us by one architect:

Profession fees of consultants other than architect
Structural engineer: £4,500
Party Wall Awards: £6,000
Approved inspector: £2,000
Building surveyor: £2,000

Rear south facing extension design dilemma

We are adding a rear single story extension to our semi detached 3 bed house, the rear of the house is south facing so lots of natural light, our current design is for a pitched roof with Velux in the roof and triangular windows on the back wall. Has anyone encountered blinding shafts of light through these upper windows? At the moment we notice in autumn / winter / early spring when the sun is lower we have to put the blinds down at the back of the house. The blinds for triangular windows I find ugly and dust magnets, but our architect thinks I am mad to remove them from the plans Many thanks for all advice
