Turning utility room into kitchen side extention

Hi there,

I am wondering about the possibility of converting a dated utility room that is rendered masonry into a kitchen-side extension.

What are my options - if the intention is to achieve a kitchen side extension could the existing utility room be utilized or would it need to be removed and rebuilt?

Hi! It's hard to tell from the photos but it looks like potentially it's not built to habitable standards, so may need to be rebuilt to be used as a kitchen and meet building regs.

There are lots of things you can do to make this work. I was redesigning a home for a client yesterday with a very similar Victorian Terrace floor plan, though they don't have a side infill extension. Below are some of my sketches for them. These are based on their specific needs and desires, so they may not reflect what you would want to do, but they hopefully give you some ideas of possibilities.

What I'm actually wondering though is about mixing the metals - so having the chandelier and lamps with the touch of silver - or would I be better to source antique brass lamps like I have in some other rooms in the house - I kind of wanted to feature quite a bit of glass, and generally the glass comes with chrome, but I'm not sure if it's too modern for the sideboard etc, and mores worried about the clash of metals, but something tells me it might be ok in this instance! I have chrome taps and rainfall shower head in new bathroom and kept with antique brass for the light fittings and door/press knobs. Also yes the room is small but that's not an issue - it is what it is and I'm fine with it!

To put hob on kitchen island or not to put hob on kitchen island?

Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire

Layout dilemma/ possible kitchen extension or remodel

Hi, advice gratefully received. Love our new house, but the ground floor layout is not great. Long narrow kitchen facing east, garden is big so scope to extend. As it stands you come in from the hall into the lounge to get to the kitchen. I would like to have some separation so that the lounge can be closed when desired. Perhaps some double doors? I was thinking to use a chunk of the lounge and knock through into the kitchen which would also allow more light. Lounge is lovely and light, kitchen is dark after lunch. Ideal solution would be a side extension, but drains and pipes in the way so worried about the cost.. Would only require about a metre wide along the actual kitchen which I would then face towards the garden and create a sitting area. Any ideas welcome P.S. Conservatory is a junk room at the moment, facing a fence on the right hand side. The garage is used as a utility.

Hi, We are extending a house and are looking for ideas for the layout for the kitchen/dining/family room. All of this will be new building. The seating area should be enough room for a small couch and a tv and the kitchen can go anywhere within this room. Ideally we would like an island/peninsula set up so that our backs will not always be to the room. The window at the side is a high level one and may not be included in the build. The utility wall is approximately 2500. Any ideas or suggestions very welcome. Thank you.
