Rear extension dilemma

Hello, i am currently renovating a house and wanted a read extension. Planning permission have said the following; along the boundary with the right neighbour the depth should be 3m and it should continue at this depth for a width of 3m before stepping out to a depth of 4.5m

for the remining with of the house and side extension. This will mean that there will be a step in the rear wall.

I’ve attached the floor plan for what we initially wanted but with the council replying the above, will it look weird? I am struggling to picture it, can someone please help.

It would still be the same design layout , you just lose a corner by the dining table space but that shouldn’t have too much impact. If anything you could embrace it as a bit of character and maybe add a picture window in the corner.

How does your neighbor feel about it? As above you creat a little courtyard. Can the doors be done in a way that in the summer you can open that space up?

I agree with victoriabunglowranch, scrub it and repaint in one of the colours of the piece, I'd personally head towards dark and moody colours for walls, with crisp white ceilings, how about wrapping the chimney in smokey mirror in same shade that you paint the wall, I agree floor is very busy, would like to see a large rug here to keep the focus on the fireplace and I'd keep the "mantle area" free from objects, the fire place is enough, art work on side walls and floral pieces on coffee tables or buffets, I'd also choose luxe furniture and fabrics in one of the lighter shades shown in the fireplace, perhaps with a slight leaning towards art deco in some pieces and then spice up with accent cushions, art, lamps and lighting. Art Deco can carry contemporary pieces too, be brave here this could be a very special room with it's own personality and with care it will still link to the other areas of the house.

Morning You say that privacy isn't an issue so I would dress the main window and the small window on the left hand wall with roman blinds. I would mount the blinds outside of the recess t make more of a feature and not steal any of the light. Regarding the two narrow windows I would leave them undressed and get two matching vases, ornaments etc and place them on the window sill to make a feature. I think that blinds would be too fussy and would detract from the rest of the room. If you wanted privacy you could always add some frosting to the two narrow windows The furniture you've chosen is beautiful I'm sure it will look fab! Hi David, If you could provide photos of the property that would be very helpful. Also, as jonathandb1972 said, any plans would be greatly appreciated here, so there is something to work with. If no plans available, even a crude drawing will be useful to help visualise the layout. What style would you like to achieve? (contemporary, country etc.). You said you'd like the extension to incorporate your current kitchen. What else would you like to have there, as it is going to be 2 storeys extension? Bedroom with en-suite? Window colour dilemma

Building a 1400sqFt extension on to Home which has Marvin sash windows in French vanilla (deep cream colour). Hate the colour so don’t want it for new extension but can I go for a completely different colour? Both old and new windows will be visible to all. Was thinking completely contrasting colour like navy or charcoal grey colour but also thinking something lighter like pebble grey which is a light grey with a mossy green hue to it. Also not going with sash style in extension as windows bigger. Thanks so much for any advice!

It will not look weird but you will need to reconsider the glazing to the outside to manage the step.back in the dining area. You could have a nice outdoor dining area with an overhang starting in that space the planners have asked you to step in. How about a pocket door into you lounge or have the door open into the lounge.
