Victorian Terrace ground floor kitchen remodel

We have a small victorian terrace with a really narrow, dark, badly laid out kitchen. THe 2 recption rooms have been knocked through already. We’re looking for ideas of how best to remodel these spaces to create a functional and light possibly more open plan kitchen dining area. (maybe adding a double door / screen between living and dining to creat a more separate living area) The second plan shows what we’re thinking of doing.. demolishing most of the wall between kitchen and dining, moving the existing back door and adding more kitchen units / worktop and a roof light over the kitchebn outrigger - just wondering if anyone has any other thoughts of how we could improve things? There is a drop of about 1/2m from kitchen to garden. We looked into extending but was proving too expensive.. thanks!

What you're thinking about doing definitely looks like it can work. I would suggest a few tweaks...

You could remove more of the wall between dining and hall. This looks like it will be a structural job so you'll need structural engineers design and calcs. You could extend the kitchen worktop on the side of the sink shown into the dining room a bit to create a bit of breakfast bar if you liked.

Then you could put a wall back in between the living and dining room - perhaps with a large pocket door, or maybe just solid. It depends how you want to use the living room and dining room really. Do you want them separate or joined, or some flexibility to open up between them at times?

You should lay them the best way for that particular room so if its narrow go width-ways, if its wide go length-ways. It is very common to have differing ways in the same home. Our Victorian house has original floorboards to the entire ground floor and the hallway boards swap directions when you get to the side return. Joists are usually laid to get the shortest span to avoid sag and thus the floorboards on top counter this so houses often have both directions.

I think it looks great so far. Many of the ads for claw foot tubs, and magazines, show them with encaustic/cement tile and plain white surround. Also, you did something creative and attractive with the tile layout. I love the nickel shine of your clawfoot legs too. If you can maybe get a corner shelf on one side of the wall, you'll have a place for soap, candle or bubble bath. And maybe hotel towel holder on another wall to get the height up. Congratulations and thanks for sharing.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Thanks Jane! I need to speak to an engineer about how much of that wall we can remove and the implications for steels etc. we are thinking of a glazed double door between living and Dining as the rear is north facing, to allow us to close off but let light through

Yes definitely get a structural engineer;s input. Also yes - glazed doors will give you the ability to open up if you want and let the light through, though they will restrict the furniture layout possible in your front room. So you might want to consider that too - where you'll put a sofa etc, if you want one. I have one client who doesn't have any lounge furniture - they prefer to sit on cushions on the floor instead. You do you!
