help! layout dilemma for new build kitchen/living space

New build room measuring 9m wide x 9.8 deep to include kitchen / utility / pantry / living / dining. There is another lounge elsewhere so isn’t main lounge. Trying to figure out best layout design, the following seem to be possibilities but not sure if they work/better alternatives. The south elevation has 6m large bifold door which we can’t move but all other windows can go on any north and west wall to suit best layout (remainder of house to east)….also worth noting the ceiling will be vaulted. Preferably want utility exit to be on west wall as access to west garden for drying laundry.

I prefer the 2nd layout with the utility in the corner. I like the way that creates space for the kitchen to be set back from the living space. In layout 1, the utility is too long & narrow, and everything in the kitchen is on full view - although the pantry is a better size. I think I’d possibly make the pantry in layout 2 slightly narrower but go back the full depth of the utility with it. That way you avoid the odd L shape of the utility and with a slightly narrower pantry, you might be able to fit units on each side of the utility, or have space for an airer / wall mounted airer for laundry / plug in station for hoover charging, etc.

I agree with previous comment. The second layout gives you a bit more room as the kitchen will seem further away from living area. Utilities don't need to be massive. You can stack your machines to save space. If you want to see your plan in 3d have a look at my 3d visualisation service. It helps you see what space you have.

The long black one is the back garden door way.The smaller one on the same wall is the door way leading to extension;s corridor. The black square at the front is the door way to enter the room. The white squares are the supportive pillars for the back wall and the long one is the chimney breast. Thank you for your answer :)

I see what you mean, It's a good idea in theory, however, practically, I don't think it's going to work, and you will end up ruining the nicest room in the house. There are no walls that remain unbroken by doors or windows, so where are you going to put units and unbroken worktop space. They can't go on the left as there are three doors. There's a door on the right, which although you could put a unit and a bit of worktop back right, it wouldn't be very big, and the biggest run of wall goes straight down to the glass doors, so you probably can't and wouldn't want to go straight up to them. You could move the door into the hallway from the front end to the bottom end by the patio doors and this would give you a better run of wall. If you put an island in the middle, 5' into the room to give yourself room to walk in and gain more worktop, it'll only leave you with around 6' at the other end for a dining space. However, i'd still advise getting a kitchen planner onboard before you start, as i'm not convinced the room is big enough to achieve what you want with the available wall space, and it stands a good chance of spoiling a very nice and elegant entrance to a house. The other big problem is the plumbing, there isn't any currently in that room, so you'll need to dig up the floor for drainage and almost definately that of either the utility or one of the bathrooms! I vote for keeping the house exactly as it is!

If I'm being honest, I'm really not sure on this layout. You have services on both sides of the extension, which even with my limited knowledge of building is expense that you could avoid. Do you need a laundry and a utility, or could you combine them.? Also I hate the idea of a toilet off the kitchen. The garage also looks small. Could you take out the door on the garage and make that the bathroom off your corridor, and make the corridor your utility. Then you have all the space free where the new bathroom and utility are. If you want more space for the utility and bathroom I would suggest bringing that wall in (make kitchen and dining narrower) and that would have the advantage of making your study wider. One other point is that leaving the study there with a window to the side will make the kitchen very dark.

Kitchen cabinet layout - need help deciding!

We are building a new kitchen and need to decide on the order of cabinets. See the design attached. There is space on the wall behind the island for for: - Boiler (needs to stay in far left corner) - Fridge - Oven / Microwave - Pull-Out Larder The latest design has them in the order as above (left to right). Looking for other's opinions on how best to order the oven, fridge and larder. Any other thoughts welcome!

I’m a little unsure whether the garden wraps around or not as I’d want garden views and access from the kitchen?
