Feedback on this renovation plan - room sizes?

My friend is rather confused by their floor plans which sees the upstairs currently just two beds and no bathroom, changed to a 4 bed with a bathroom. They asked me my thoughts so I thought I would post here.

The dashes - - - - signify areas which are height restricted.

The back has lovely views over the countryside so the bathroom is at the front. Bad idea?

Should there be 3 bigger bedrooms rather than 4? Are the rooms a good size?

Any thoughts appreciated.

By most peoples standards these are good sized rooms. Furthermore the main bedroom has the best window and the least reduce ceiling height. I think this is a good plan

Ditto re very good sized bedrooms.

The only thing I would consider is if you could squeeze in another separate shower or at least a wc up there if you have 3 doubles sharing one bathroom?

I guess it depends on how many rooms are permanently filled and also if you have any downstairs facilities

A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!

I think you could improve the flow by moving the bathroom where the office is and extend to where the wardrobe is. Move the kitchen to where the bathroom is abs sitting area to where the kitchen is. Maybe tweak the bedroom to make larger to fit wardrobe. Have desk in open plan area.
