Floor plans ideas for kitchen/toilet areas

Hi,
My husband and I have recently started looking for a house and a lot of them have very small kitchens. We have looked at a house that we like but we are worried about the cost of improving the kitchen area and would like to have two bathrooms, and ideally a laundry area. The garden is big but skinny and long! Anyone got ideas and what sort of money you’d be looking at to improve a floor plan like the one attached and also ideas for what you’d do? The obvious one would be to extend behind the kitchen and add something there but I’m not sure I like galley kitchen..

The most common solution would be a side return extension into the garden space to the right of the kitchen and open it up to the dining room. If you do a search on here or google then you will see plenty of examples.

If you are doing in-floor heating (hydronic heating) I would go with tile. If you are not, go with wood. That's from the energy and comfort perspective. It's OK to look at the two options and choose the one that's most attractive. Don't feel like you need to optimize for energy with every decision. Also, both flooring materials are reflective acoustically. Plan your other surfaces accordingly, or you'll drive yourself batty with echoes.

Hi, One of the possible plans is to block off the window and put tall units with eye level ovens, larder, fridge freezer etc. keep the sink run in a straight line with sink, dishwasher, pull out bin and in the island put in the hob with drawers underneath. Either put in ceiling mounted extractor or a downdraft depending on what stage of build you are at. Hope this helps, we are in Northern Ireland if you but do work throughout the uk. Hi Gilluan I think either could work but it depends on the layout of your new room. if there is a distinct divide between the two spaces then you can separate the floor coverings. It certainly makes the living area feel warmer and more cosy if you have wooden flooring in that space. Equally a tiled floor is far more practical in a kitchen. Open plan area but not sure what colour to choose on walls

I'm looking for advise on what colour to choose in my open plan kitchen/dining, living space. Ideally I'd like to have the kitchen/dining area in a different colour to the main living area. The kitchen is contemporary, white units and white worktop with metallic grey on appliances. I would like to paint the kitchen/dining walls grey but I don't want it too dark for the room and then have a paint colour for the living area that would suit/fit well with grey painted walls. Any ideas are welcome. Thanks!
