Add a boot room and storage cupboard
We’ve just bought this house and will be moving in a few months. We have a dog so we need a bit if space for wellies/coats and to dry him when we come in from muddy walks. The w.c is under the stairs so there isnt a great deal of storage space currently. The living room is 6.59 metres long and i was thinking of maybe partitioning off the front to open up to a larger hallway/boot room with big glass doors into the living room so as not to lose any light (house is sf so most will come from the back anyway). I also thought of maybe adding a storage cupboard off the kitchen and pocket doors into the dining space from the hallway. This might be better when we have guests rather then them having to go through the kitchen every time they want to get in/out. what do you think?

7 months agoI like the idea of carving out further utility space next to the wc, with sliders opening the hall to the kitchen / diner. Would you gain more from the space if it were accessible from the current utility and closimg up the current kitchen door? With an opening door opening onto the WC you might be creating a hall for the wc rather than usable space.

Comments (23)Adding width BEHIND THE BED - with a headboard (which doesn't have to be a "headboard"; it could be fabric, collection of mirrors, collection of pictures, a farm gate!, small chairs or stools) across the entire width. Matching bedside tables/bookcases/chests/ with LAMPS - useful storage for extra books, extra bedding, etc. CURTAINS always warm up a room. People will always feel colder away from home - provide an extra blanket or duvet to add to the bed. I notice there is no WARDROBE. Not really necessary for overnight guests (provide hooks on the back of the door) but useful for storing your out-of-season coats, etc. There is plenty of room behind the door. Comments (37)It looks very good James. Even though as you say it was a clients design build, it works fine. Once the Island has stools it will fill it out better. Has that naked look at the moment. The position of the wine rack might cause issues but overall it looks like a really clean and fresh kitchen. Plenty of natural light and the colours compliment each other. Comments (10)I have to agree with nudejude regarding the upholstered furniture sizes and positions. The room looks long and narrow, so placing 2 chairs or a 2 seater sofa opposite another 2 seater would allow you to enter through the door and walk, unrestricted, through to the opposite end of the room. An area rug between the sofas, large enough to fit under their front legs and perhaps a clear coffee table in glass or Perspex between would make a great conversation area. There may be enough length to the room to use a console table behind the sofa nearest the double doors with 2 small occasional chairs. A pair of lamps would provide light for the sofa and for the chairs. If the chairs are needed, they can be brought into the main conversation grouping. A Roman blind, with or without the curtains, would set off the window. Throw cushions in a variety of patterns and colour, will add interest to the upholstered pieces. 7 months agoI much prefer that layout thanks Kazzh! Maybe we could look at adding some sort of a small porch onto the back for coats and boots. The garden isn’t huge but it wouldn‘t need to be that big.

7 months agoI would be mindful of doing anything at the back if you ever plan to for example divide kitchen to create another room and extend a little backwards to have more open plan kitchen to the garden.
Depending on the facade an entry porch can do for wet stuff and then under the stairs more cupboard storage?

7 months agoThis is what I would do (see picture). I think u could position your WM on a raised floor in the new utility closet so that your WC plumbing can run beneath. Don’t be too binary about the function of the boot room. You could still keep a sink plumbed in here. If budget permits move it to the wall that backs onto the new WC, you may need to adjust the position of the kitchen door for a full-size sink but u don’t necessarily have to go full-size for a utility. This could open up the possibility of a doggy wash station where your existing utility plumbing is!! Take the time to have a think about what works for you, you are best placed to assess your household needs.
I too agree that annexing the living room is the wrong way to go. Your beautiful window deserves to be apart of your living space where it can give you pleasure.
