HELP.. floor plan redesign

Help please ....

We are buying a beautiful barn conversion but with 2 young boys we really need to try and add another bedroom upstairs. I am giving myself a headache in trying to figure this out so i need help, either from you lovely people (I have been lurking trying to get ideas so have seen how helpful you all are) or a professional.

All ceilings are sloped which makes this more difficult than the plan alone suggests, extending is not an option (images of bed 1&2 below). How would you add an additional bedroom upstairs?

Is there scope for a wardrobe space (ideally walk in or walk through) in bed 1 do you think?

Any suggestions grately appreciated? Or if you can recommend someone who specialises in this area and provides e-designs that would be great too

Highly recommend Karen at OnePlan for this. She sorted out our very tricky kitchen diner for us (being fitted at the moment and it looks fab!) where we and an architect and had tried and failed. Just search for OnePlan here on Houzz

If they are young enough that they both need to be by you could they not share then when they’ve outgrown that they can have the two downstairs bedrooms?

hello bonnielynn75 and THANK YOU! your comment put a smile on my face re the red on the interior side of the door. It IS red on the inside as well, he insisted on that when we purchased it. no one here has it red on the inside and I wanted it to be white on the inside. do you see my dilemma?;) I agree with everything you are saying, I suppose this is the reason why so far I was not 100% sure about the black for the door either, although I like black...Agree, there is too much wall and I find the house to be looking a bit 'bland' and would like to change that. I LOVE shutters, but read somewhere that you never put shutters on wide windows, so got unsure about that, too...but perhaps just the one as I stated earlier. Would the color on that shutter be the same as the door (if I ever settle on a door color)? Unfortunately window boxes are not an option as we have quite a few cats and they may be used as litter boxes;) please don't tell me to get rid of the cats;)... Regarding the stoop (entrance) : we need to add another step (made of cement) on top of the existing step: it was removed when the new door was fitted. We were thinking of putting slate tiles or something dark to match the roof, if that makes any sense.... It is porous cement so unsuitable for painting, I think. What place in Ireland did you visit, we are close to the Irish Sea in the country surrounded by sheep;)...

HI Sophie, Thanks so much for the suggestions. We would never have thought of moving the sink - I guess you get used to things where they have always been! Just so I can understand and visual where you suggest moving things to, when you say move the fridge down to opposite the pennisula, do you mean near the entry to the kitchen (where the small three cupboards are shown on the drawing above) or where the cooktop is currently? I know one concern that my mum has is that the width of the fridge will jut out too far into the kitchen, taking up too much room. I've attached a picture with dimensions on it. Keep the suggestions coming :)

Why don't you have an L shape and use the area under the window also for your sink and a couple of extra units? you could add shelves on either side of the window? Not sure why your fridge has to go at that end? might be best at the other end? As Sarah, suggests, get full height cupboards, and put the microwave in one of those, so that you're not losing so much space. Extra storage is probably more useful than having the microwave on display? It can easily be put on a shelf within a cupboard. (Our isn't even in our kitchen, but then we only use it once a week or so... so really depends) I'd also suggest drawers to the bottom of your units instead of cupboards.

Hi everyone, Love this page and how amazing ye all are to solve a design problem. We have an old cottage with extension. Cottage is the large room at front 4.5m x 6.3 and extension is everything beyond 6.3 x 7.5m. There will be 3 bedrooms and bathroom upstairs, 2 above original cottage. We have redone roofs and floors, exterior doors and windows over time, this is a lengthy project as the funds just aren't there to do it all in one go. My issue is the design, I am looking at it every day for almost 2 years and keep changing. There is a load bearing wall at the back between two rooms. Services really need to be at back as cottage is very thick stone walls and would be nightmare for these self builders. The original layout has kitchen in the middle and bedroom out back with bathroom. We need a bedroom downstairs as 3 upstairs and we need 4 as 5 of us, too big age gap between boys, 14 years. There is a cottage next door to the right hence lack of windows there. There is a steel beam, dotted line to make space bigger. Please help. Major changes might not be afforded as we might never get it. Thanks

I agree with Susy. Not an easy layout to change. As a mum of 3 boys, at least two of them always shared (sometimes all 3) until they were at secondary school. You could use one of the down stairs rooms as a playroom to help with toys, playspace etc.

They could share and that’s the back up plan but at age 7 and 3 If we can make it work I would like them to have their own space. I worry that they will spend most of their time waking each other (and me!) up 🤣

Consider turning the current upstairs master bedroom and Ensuite into two children bedrooms with a modest bathroom in the middle.

This would mean you would have three upstairs bedrooms but personally I would convert the two downstairs bedrooms into a master suite where the head height is better than upstairs

oh old post, for those with similar floorplan I would suggest making the mezanine as the new bedroom and open up the existing WIC to access the bathroom upstair

the additional WIC can be added in master bedroom by putting another wall and rotate the bed into facing the window
